This spacious, white villa is like a favourite coat that you don't like to take off: solid, warm and stylish, spacious and yet cosy. The owners, first inhabitants and clients for the construction in their assignment in 1980, reluctantly say goodbye to their fine home which they have maintained with excellent care. Thanks to the classic and at the same time neutral colour choices and finishing, this villa is timeless.
What immediately strikes you is its excellent location: in the popular residential area Koudenhoven on the outskirts of Eindhoven, right next to nature reserve Koudenhoven with wander forest Eckart and yet only ten minutes by bike from the bubbling heart of Eindhoven. The privacy is complete, all amenities are within easy reach while you are fast on various connecting roads.
MATERIALS AND FINISHING
The villa is robustly built, with attention for solid materials and detailed finishing. Further improvements have been made over time, such as an alarm system, lighting and irrigation in the mature and secluded garden.

The current owners leave with melancholy: "This fine house is built under a good star. It is a happy house.” This can also be felt as soon as the double front door to the lobby opens: warm, pleasant, spacious and yet cosy. There was hardly any need to change their logical layout and architecture over the years, although they have had various additions made: "Such as electronic security, the sprinkler system and garden lighting.”
The owners were at the time some of the first residents of this spacious villa plan that simultaneously offers privacy, tranquillity and space, a short distance from important connections and all amenities.
The layout has been thought through everywhere. As a result, there is visibly a lot of space, with at the same time all kinds of intimate and social living, activity and accommodation corners. Also striking: the many smart and concealed storage spaces throughout the villa.
Practically everywhere the slate floor is laid for a beautiful whole without thresholds. Kitchen and living room are radiator less because fully equipped with underfloor heating.
The double driveway at the quiet street in the residential area offers space for several cars. Through the classic, well-kept front garden with mature vegetation you walk to the landing with covered entrance with lighting and water point. To the side the wide driveway leads to the double garage with electric doors.
The double front door opens into a spacious hall with wardrobe, slate floor and stately hardwood staircase to the first floor. In the extensive meter cupboard are the extensive electrical facilities - more than enough groups, earth leakage switches and high-voltage power current installed professionally.
To the left, the hall leads to the spacious toilet, the hardwood staircase to the hallway with door to the wine cellar and the work or bedroom.
The fully tiled, spacious toilet with daylight and natural ventilation also has a large washbasin.
LIVING AND DINING ROOM
From the lobby and through double doors you enter the stylish L-shaped living of about fifty square meters. Beautiful daylight falls in on all sides. The ceiling has classic frames, the floor is made of continuous slate while the fireplace in the sitting area is equipped with beautiful cream-colored marble. The windows at the front look out over the front garden and the villa district. In the back there is a large view of the fully enclosed garden and to the right a double sliding door gives access to a covered terrace with patio heating.
Both legs of the L can be decorated to your own taste as a living or dining area. There are no radiators that hinder the decor, thanks to the high quality and comfortable underfloor heating.
A handy sliding door leads to the luxurious, closed kitchen with granite worktops, one and a half sink unit, plenty of storage space in the cabinets and all necessary appliances. The kitchen is L-shaped for ample work space. At the same time, there is still easy space for a cozy multi-person dining, play or work table at the large window. Again, underfloor heating ensures a constant comfortable climate.
UTILITY ROOM PORTAL
Even more storage space can be found in the portal right next to the kitchen, in the closet walls. The outside door leads to another terrace and the garden.
LAUNDRY / TECHNICAL ROOM
Behind the utility room is another practical space to find. There are now the first boiler (hot air, Allure, 2012), second boiler (hot water and underfloor heating, Intergas, 2013) and the underfloor heating unit accessible and yet installed out of sight. The laundry has an outside window for daylight and connections for washer and dryer (just like in the double garage).
STUDY, WORK OR BEDROOM 1
Overlooking the garden, this room is very suitable as a spacious study - all connections are there. In a not too complex way, there is also the option for a fourth bedroom on the ground floor. By simply placing a door to the storage room, an extra bathroom can be created (see alternative drawing).
From the entrance hall the beautiful wooden staircase leads to the spacious upper hall with built-in lighting on the second floor. Various sliding cupboards and storage compartments have been concealed in the pitched roofs. At this hall are the doors to three bedrooms and one of the two bathrooms.
MASTER SUITE 1
With almost thirty square meters, this master bedroom can easily be called spacious. Again, you will find plenty of practical storage and wardrobe space in the wide walls. The south facing balcony overlooks the garden and gives privacy and daylight at the same time.
The master bedroom has a private, luxurious and spacious bathroom next to it with a pleasant window for lots of daylight. It is a complete private spa with toilet with built-in reservoir (Villeroy & Boch), bidet (Villeroy & Boch), sunken bath, two sinks (Villeroy & Boch) in a broad plateau and a separate massage shower with shower.
The second spacious bedroom (approx. 17 sqm) with cupboard wall and loggia/balcony also features the characteristic chamfers, which simultaneously provide character and practical, shielded storage spaces. This bedroom, like the third bedroom, is ideal for children or guests; the second bathroom is right next to it. The room is also ideal as a library or study.
This second bathroom is fully tiled and equipped, with shower with shower screen (Sealskin), second toilet (Villeroy & Boch), sink and mechanical ventilation.
Also, the third spacious bedroom (approx. 14 sqm) has the characteristic closet wall and a dormer with deep day sides. This room, with the adjacent second bathroom, is pleasant for children and guests and gives privacy, on the other side of the upper hall opposite the master suite.
You thought you already saw the many, many storage space in this white villa? No, no! The ceiling in the upper hall hides the access to the loft ladder, which leads to the spacious attic over the entire length of the villa, at standing height. There is also neatly concealed the unit for mechanical ventilation, as well as the boiler for the hot water supply on the first floor.
DOUBLE INDOOR GARAGE
The tiled double garage with floor tiles is accessible from the entrance hall. The overhead door is electrically operated. In the garage are the washer and dryer easily accessible.
In this underground, delicious wine cellar of almost fifteen square meters at standing height you will feel as if you are in a French wine château in terms of smell and experience. Temperature, climate and air quality are stable and constant, even on very hot and cold days. The cellar is equipped with many shelves at easily accessible and visible heights.
On the south, the spacious, beautifully landscaped garden has all day light - optimal orientation to the sun all year round - while optimal privacy is guaranteed by the complete enclosure. The whisper wall with symmetrical steps to the footpath and mature vegetation in the back effortlessly stops all traffic noise, accentuated by evergreen vegetation including Hedera.
This lovely outdoor space is just as well thought-out and detailed as the villa itself. You will find several terraces at different sun locations, one of which even roofed, with patio heating and awning. Around the spacious lawn - ideal setting for outdoor art objects - are several green borders with many flowering plants, including a rose collection and a magnolia.
Some special, mature and well-maintained trees - two Liquidambar or Amber Trees, a Gingko Biloba and a Robinia Frisia - provide a playful play of light and shade. The garden is not only beautiful but also fully equipped with ornamental paving, extensive lighting plan and computer-controlled sprinkler system.
This storage room has a tiled floor, clean masonry walls and hot air heating. Here is also the pump for garden irrigation installed.
LOCATION AND SURROUNDINGS
The timeless white villa has status: in the spacious villa plan Koudenhoven on the outskirts of Tongelre, Eindhoven: "A pleasant, quiet residential area where the residents' population has rejuvenated in recent years. There is an active neighborhood association.”
The current owners live there from the very beginning with lots of living pleasure: "Thanks to the size of the plot - such a sea of space is relatively rare in Eindhoven - there is also plenty of expansion space. We lived here so happily and comfortably that we never really seriously considered to move.”
The adult whispering wall with ditto vegetation all around stops all traffic noise. The location is sublime: quiet yet only five minutes from the bustling centre of Eindhoven with many culinary and cultural delights: "We are within five minutes by car at the Bijenkorf".
Also within a few (walking or cycling) minutes: Catharina Hospital, Maxima Medisch Centrum Eindhoven, other medical facilities, supermarkets, shops and shopping centres, restaurants, sports facilities, green estate Wasven and recreation estate Karpendonkse Plas: "Ideal for walking and cycling nearby, also in nature area Koudenhoven with wander forest Eckart right behind the villa. We even regularly walk via the forest path to Nuenen! And the best primary and secondary schools in Eindhoven are also nearby, as is the campus of the TU/e and Fontys College.”
Van Gogh village Nuenen is also closeby, as are the Opwettense Molen (mill) and the Collse Watermolen (water mill), both of which he painted.
EINDHOVEN AND SURROUNDINGS
Technology, Design and Knowledge
Internationally, Eindhoven has grown in recent years and is renowned in technology, design and knowledge. The Brainport region Eindhoven is one of the smartest regions in the world. Government, knowledge institutes and large companies work closely together on the challenges for the society of tomorrow, especially with regard to energy, health and mobility. This mainly happens at the Eindhoven University of Technology, Fontys Colleges, Design Academy, High Tech Campus Eindhoven, the Automotive Campus in Helmond and at companies such as ASML, DAF, Philips and their many high-quality chain partners.
Eindhoven also has a lot to offer culturally with, for example, the internationally renowned Van Abbemuseum, the Parktheater and various stages for classical and modern music, such as Effenaar and Muziekgebouw Eindhoven.
The villa district Koudenhoven is a quiet residential location on the east side of Eindhoven, near the Karpendonkse Plas and Eckart Mall. In the street you will find varied buildings on beautiful plots and there is only local traffic; tranquility prevails here.
Eindhoven is one of the greenest cities in the Netherlands. This is especially visible in, for example, Genneper Parken, the leafy Stadswandelpark with its unique sculpture garden and the Philips De Jongh walking park.
In the city and region you will find several Michelin starred restaurants, such as Zarzo, Wiesen, Karpendonkse Hoeve, De Rozario (Helmond) and Wollerich (Sint Oedenrode). Tribeca (Heeze), De Lindehof (in Nuenen, within cycling distance) and De Treeswijkhoeve (Waalre) even have two stars. The city also has trendy hotspots such as the Downtown Gourmet Market, and various innovative restaurants, cafés and culinary shops in all kinds of flavours and concepts. Hip city centre Strijp-S, for example, has the Ketelhuis, and the restaurant of designer Piet Hein Eek on Strijp-R is a little further away.
Eindhoven is also known as a sports city, of course thanks to top football club PSV and the international Pieter van den Hoogenband swimming stadium. There are several golf courses nearby: Golfbaan Welschap, Eindhovensche Golf, Golf & Countryclub De Tongelreep and Golfclub De Gendersteyn. Furthermore, the city has several swimming pools, an ice rink and numerous sports clubs, schools and accommodations, also for the urban sports for which Eindhoven is known.
