LAYOUT

The current owners leave with melancholy: "This fine house is built under a good star. It is a happy house.” This can also be felt as soon as the double front door to the lobby opens: warm, pleasant, spacious and yet cosy. There was hardly any need to change their logical layout and architecture over the years, although they have had various additions made: "Such as electronic security, the sprinkler system and garden lighting.”

The owners were at the time some of the first residents of this spacious villa plan that simultaneously offers privacy, tranquillity and space, a short distance from important connections and all amenities.

The layout has been thought through everywhere. As a result, there is visibly a lot of space, with at the same time all kinds of intimate and social living, activity and accommodation corners. Also striking: the many smart and concealed storage spaces throughout the villa.

GROUND FLOOR
Practically everywhere the slate floor is laid for a beautiful whole without thresholds. Kitchen and living room are radiator less because fully equipped with underfloor heating.

ENTRANCE OUTSIDE
The double driveway at the quiet street in the residential area offers space for several cars. Through the classic, well-kept front garden with mature vegetation you walk to the landing with covered entrance with lighting and water point. To the side the wide driveway leads to the double garage with electric doors.

HALL
The double front door opens into a spacious hall with wardrobe, slate floor and stately hardwood staircase to the first floor. In the extensive meter cupboard are the extensive electrical facilities - more than enough groups, earth leakage switches and high-voltage power current installed professionally.

To the left, the hall leads to the spacious toilet, the hardwood staircase to the hallway with door to the wine cellar and the work or bedroom.

The fully tiled, spacious toilet with daylight and natural ventilation also has a large washbasin.

LIVING AND DINING ROOM
From the lobby and through double doors you enter the stylish L-shaped living of about fifty square meters. Beautiful daylight falls in on all sides. The ceiling has classic frames, the floor is made of continuous slate while the fireplace in the sitting area is equipped with beautiful cream-colored marble. The windows at the front look out over the front garden and the villa district. In the back there is a large view of the fully enclosed garden and to the right a double sliding door gives access to a covered terrace with patio heating.

Both legs of the L can be decorated to your own taste as a living or dining area. There are no radiators that hinder the decor, thanks to the high quality and comfortable underfloor heating.

KITCHEN
A handy sliding door leads to the luxurious, closed kitchen with granite worktops, one and a half sink unit, plenty of storage space in the cabinets and all necessary appliances. Behind the utility room is another practical space to find. There are now the first boiler (hot air, Allure, 2012), second boiler (hot water and underfloor heating, Intergas, 2013) and the underfloor heating  unit accessible and yet installed out of sight. The laundry has an outside window for daylight and connections for washer and dryer (just like in the double garage).

STUDY, WORK OR BEDROOM 1
Overlooking the garden, this room is very suitable as a spacious study - all connections are there. In a not too complex way, there is also the option for a fourth bedroom on the ground floor. By simply placing a door to the storage room, an extra bathroom can be created (see alternative drawing). 

 

FIRST FLOOR 

From the entrance hall the beautiful wooden staircase leads to the spacious upper hall with built-in lighting on the second floor. Various sliding cupboards and storage compartments have been concealed in the pitched roofs. At this hall are the doors to three bedrooms and one of the two bathrooms.

The adult whispering wall with ditto vegetation all around stops all traffic noise. The location is sublime: quiet yet only five minutes from the bustling centre of Eindhoven with many culinary and cultural delights: "We are within five minutes by car at the Bijenkorf".

 Culture
Eindhoven also has a lot to offer culturally with, for example, the internationally renowned Van Abbemuseum, the Parktheater and various stages for classical and modern music, such as Effenaar and Muziekgebouw Eindhoven.

 Green
The villa district Koudenhoven is a quiet residential location on the east side of Eindhoven, near the Karpendonkse Plas and Eckart Mall. In the street you will find varied buildings on beautiful plots and there is only local traffic; tranquility prevails here.

In the city and region you will find several Michelin starred restaurants, such as Zarzo, Wiesen, Karpendonkse Hoeve, De Rozario (Helmond) and Wollerich (Sint Oedenrode). Tribeca (Heeze), De Lindehof (in Nuenen, within cycling distance) and De Treeswijkhoeve (Waalre) even have two stars. Eindhoven is also known as a sports city, of course thanks to top football club PSV and the international Pieter van den Hoogenband swimming stadium. There are several golf courses nearby: Golfbaan Welschap, Eindhovensche Golf, Golf & Countryclub De Tongelreep and Golfclub De Gendersteyn. Furthermore, the city has several swimming pools, an ice rink and numerous sports clubs, schools and accommodations, also for the urban sports for which Eindhoven is known.
