LAYOUT

This villa was originally built in 1962. The rustic, classic look has always remained intact and, in the woods and on a plot of more than 4,200 square meters, does justice to the name Bosch Heerde (which means something like ‘home and hearth in the woods’).

GROUND FLOOR
In 2012, both the kitchen and the living room with conservatory area were drastically modernized and renewed. This is a spacious living area with daylight on three sides and wonderful views of forest and garden.

ENTRANCE
Through the electric gate (with intercom) and illuminated driveway the characteristic thatched roof appears between the greenery to the right of you. On the crackling gravel in front of the garage and the tiled terrace to the front door is more than enough parking space for several cars.

RECEPTION HALL
The front door, which is sheltered on both sides and slightly raised, leads to the compact reception area. The door beneath the stairs leads via a wooden staircase to the cellar at standing height, which is ideal for use as a wine cellar. Next to it is a large storage room with windows. In the hall is the control panel for the door intercom installed.

OPEN KITCHEN
Directly on the right you enter the opened and timeless kitchen with large windows on the front garden. After the modernisation in 2012, this has become a stylish, modern living kitchen with granite floor and complete Siematic kitchen layout. The large sink with faucet and Quooker is integrated into the sturdy island. Next to it there is room for a six-eight-person dining table under the custom-made ceiling lights. All necessary appliances are provided: dishwasher, fridge-freezer, five-burner induction hob, microwave / oven, steam oven and industrial hood with lighting. The eye-catcher is the custom designed and made cupboard with integrated lighting and glass doors that fits seamlessly with the kitchen and dining area.

THE LIVING ROOM
A semi-circular step in the same black granite leads to the spacious living room which can rightly be called a living room. This area is modernized simultaneously with the kitchen and outfitted with a solid oak floor. From all sides daylight enters and there is beautiful views of the surrounding garden and woods. The sleek moldings on the ceiling emphasize the space.

Thanks to the straight space, the division into seating areas can be made entirely according to personal taste; around the gas fireplace or oriented towards the view via two panoramic windows. Next to the fireplace, on the west, is a large sliding door with insect repellent screen to the covered, internal terrace where it is also good to stay in spring and autumn. This terrace is flanked by the robust chimney (containing the chimney of the fireplace) which is crowned by a custom-made hood with wind vane depicting a squirrel.

THE SERRE
The living room leads to a complete glass conservatory, which can also serve as an orangery. The location is right south, and the air conditioning ensures an always pleasant indoor climate, even in full sun. The conservatory of more than sixteen square metres is even equipped with a glass roof with ceiling spotlights: a real indoor/exterior space to enjoy a good book, exhibited art objects, plants or the changing seasons.

THE GARDEN ROOM
Double doors with etched glass lead to the garden room that looks almost castle-like, thanks to the robust mantepiece with fireplace and wood niche, the beams in the sloping ceiling, the mezzanine with balustrade and the classic floor in black and white marble. This beautiful space has recently been completely re-painted.

Again, a panoramic window overlooks the surrounding garden with mature greenery, while a wide sliding door gives direct access to the large tiled terrace next to the conservatory, facing south.

Next to it, in a separate bay, a wardrobe and toilet with washbasin can be found, while in the opposite corner a fixed, ninety degree rotating staircase leads to the mezzanine on the first floor.

WORK- OR BEDROOM, ATELIER 1
Directly to the left of the entrance hall is a bedroom, playroom, TV or study of over thirty square meters with windows overlooking the garden on three sides. This practical room is suitable for all kinds of purposes and was renovated in 2018. Thanks to the light it is also possible to make a studio. A second door gives access to the portal to the wellness wing.

 

WELLNESS WING

Behind the garage and carport is the wellness area of the villa; well maintained, simple but very comfortable and lovely to relax. The flat roof of this area is ideal for the installation of solar panels and / or collectors.

INTERMEDIATE PORTAL
In the recently refurbished intermediate portal with a skylight for lots of daylight, there is also access to the technical room and the door to the backyard. Two Nefit HR central heating boilers have been installed in the technical room (in approximately 2009 and 2011 respectively), one of which is for the heating of the swimming pool. The technical room also contains a meter cupboard, pump and filter installation and climate control.

PORTAL
The second hall behind the first, gives access to the shower, separate toilet, the dressing room and the wooden Finnish sauna. In this tiled portal with skylight and towel hooks is also the Philips solarium, for which the wooden lounger against the sauna cabin can be folded down. The sauna cabin with electric heater is suitable for two to four people. The dressing room can also serve as a fitness room. Because of the separate entrance door in the middle portal, this wing is perfectly suited as a separate business space or for profession/practice at home.

INDOOR SWIMMING POOL
Hall, shower, WC and dressing room also give direct access to the indoor swimming pool, which is surrounded on two sides by a tiled floor. This room is equipped with air conditioning installed on the flat roof in 2018: the system dehumidifies and heats the air in the pool area. The pool itself is equipped with an electrically operated roller deck for insulation.

The pool is approximately 10 x 5 meters and 1.50 meters deep. That is more than enough for lots of water fun and to be able to work out by doing laps. In the corner near the window, there’s a wooden gymnastics rack for back and stretching exercises anchored on the wall. In the roof there are two spacious skylights. The climate control and the panel boards have recently been renewed (2017 and 2018). The all-glass side wall with wide, double sliding doors to the garden offers enough privacy thanks to the hedera-covered columns along the gravel path.

 

LAYOUT FIRST FLOOR 

The fixed circular staircase from the garden room leads to the mezzanine with safe balustrade. This leads into the closed hallway to three more rooms, the laundry room and a bathroom; this part could even be used as an extra, indoor apartment for a residing family member.

BEDROOM 2
On the other side of the corridor is the master bedroom with open entrance with open niches next to it. This spacious room has a classically covered radiator and a separate part that is now a walk-in closet; the original extra bedroom can be brought back. Double, semi-circular garden doors lead to the spacious south-facing balcony, just above the conservatory of the living room overlooking the backyard. Above the doors and the closet is a beautiful round cove with recessed spotlights. This master bedroom is actually a suite, with a private bathroom.

BATHROOM 1
This spacious bathroom is fully equipped: mechanical extraction, a sink with cupboard, a large mirror with cabinets, a separate shower, a corner seat with a mirror wall above it, a double corner bath under the dormer next to the dormer window and a separate toilet. The ceiling has a round cove with recessed spotlights.

BEDROOM 3
Right next to the stairs and mezzanine is a step down to a spacious bedroom. This has a dormer on the east, overlooking the woods behind the wellness wing. Under the pitched roof is a practical closet.

BEDROOM 4
Directly on the mezzanine is the next bedroom under the pitched and thatched roof. It has a sink with large cabinet and a dormer window sill at the front of the villa, plus a cupboard. Thanks to the compact layout, this room is particularly suitable as a baby or guest room.

BEDROOM 5
This north-facing room shares the spacious balcony with the room next to it. The room has two built-in closets in the corners, with a practical niche in between. The radiator is covered. The wardrobe with mirror doors and lighting remains behind.

BEDROOM 6
This room also has access to the balcony at the front of the villa, plus the same covered radiator and similar built-in corner cupboards. The wardrobe remains behind, as does the classic bookcase with top lighting.

BATHROOM 2 WITH SEPARATE TOILET NEXT TO IT
This compact bathroom has a shower and a sink. Separately next to it is a toilet with hand basin.

LAUNDRY ROOM
Under the roof there is a practical laundry room whit the connections for washer and dryer.

 

SECOND FLOOR

Via a loft ladder you’ll reach the spacious attic in two parts, in the middle at head height. There is also a rental boiler installed for extra hot water in bathroom 1.

 

GARAGE AND CARPORT

The garage to the left of the villa is equipped with an electric, remote controlled door. Inside there is a storage floor under the ceiling, while there is also storage space in a lockable cupboard.

Behind it is a spacious carport where a second car and garden machinery can easily be accommodated. On the terrain in front of the terrace there is also easy parking for four to six cars.

 

SURROUNDING GARDEN, TERRACES

Outside, in addition to the terrace in front of the entrance, there are two terraces. The covered, internal terrace with lighting on the west, is also cozy in spring and autumn, sitting under the visible reed thatched roof. This terrace is flanked by the robust chimney (containing the chimney of the fireplace) which is crowned by a custom-made hood. Next to the conservatory is a large, tiled terrace facing south, partly protected by robust and evergreen conifers.

The current owner calls the garden 'large but easy'; also, maintenance friendly, especially with a lawn mower or mowing robot.

The lawn on the side and back slopes into tree and woodland. In the back right is a large and wooded pond with a groundwater pump and a small stream. In front of it is a real tree house with a real bunk bed, which has been an ideal playing and climbing area for many years.

A large part of the flora is evergreen, such as yew, rhododendrons and holly, for a lively and sheltered view throughout the year, while the changing seasons can still be followed. The entire garden is fenced, higher at the back, so plenty of privacy and safe for children and pets: "You do not hear or see the neighbours, only regularly see squirrels and roe deer behind the fence."

The garden has both outdoor spotlights and classic lanterns for safe and beautiful outdoor lighting.

Behind the wellness wing, a double wooden storage cabinet is set against the outside wall, as additional storage space for garden furniture. It also contains the groundwater pump to which the irrigation system in the garden is connected.

 

LOCATION AND VIEWS

This rustic and very quiet villa is located on the outskirts of Leende. The gate to the driveway is literally the end of the Fazantlaan; directly behind it the forest begins.

Opposite this entrance is the bicycle path that leads along the A2 to junction Leenderheide and Eindhoven-south. Despite this very quiet location, facilities and connections are still within easy reach.

In the villa area around it live both younger and older neighbours, and there are various neighbourhood activities organized.

 

LEENDE AND SURROUNDINGS

Together with Heeze, Sterksel and Leenderstrijp, Leende forms the municipality of Heeze-Leende, whose town hall is located in Heeze. Leende is very rural, with nature reserves Strabrechtse Heide, the Malpie, the Groote Heide and natural camping Leenderbos nearby. The border with Belgium and charming border municipalities Hamont-Achel and Lommel are also nearby.

The municipality has a lot of excellent and cozy restaurants and there is a flourishing (sports) club life. Neighbouring village Heeze is known for the beautiful Castle Heeze with medieval castle Eymerick and the Brabantsedag, the largest theatre parade of the year every last Sunday of August.
