This special farmhouse is actually two houses in one. At the time, the current owners ordered the construction themselves. In their layout, in consultation with their architect, they kept all options open. In practice, this means that there are plenty of possibilities.
The right-hand side of the farm house at number 9 is a generous, grand house. Next to it, at number 7, the construction is fully prepared for another complete house, with space for living room, kitchen and utility room, garage, four bedrooms, bathroom and attic. Number 7 can also serve as a second home, for example as a kangaroo or care home for familymember(s) in need of help or care or as a guesthouse. It is also possible to establish a business there. Thanks to the large number of (sleeping) rooms and the space, also outside, this farmhouse is very suitable for a large and/or composed family. There are also possibilities for expansion at the rear.
The current owner himself has always worked in the construction, so have the children, and this is certainly what the spacious house shows: "Together with our architect, we have made the design and layout. I myself and our sons helped with the finishing work. The build and finishing under our management."
Their involvement translates into purely sustainable materials that have been applied with precision and expertise. This farmhouse is also technically superior, including solar panels for complete electricity, underfloor heating on high quality insulation and hot air heating over the entire ground floor of Houtens 9. There is a thermo-air boiler for air heating and air treatment with heat recovery. On the first floor there are heating radiators with thermostatic valves.
Particularly beautiful details express a love of building craftsmanship, such as mouldings on ceilings, architraves around the solid doors and special masonry techniques in the classic facade masonry, such as mouse teeth and wickerwork.
Outside, the plot offers both space and privacy all around. In rustic farmhouse style, well-kept lawns and gardens have been laid out at and around the continuous driveway with cobblestones. All around are ornamental gates and mature greenery, including slate trees, beech and yew hedges. The entire backyard is closed, so pets and (grand)children can play safely outside.
This double farmhouse is definitely worth a visit, to get an optimal picture of the space and the many possibilities.

This special building from 1998 was built with high quality materials and an eye for detail. It has seven bedrooms, two bathrooms, three toilets, an L-shaped living and dining room and a kitchen with pantry.
House number 7 has been built as a second home or business space, and is now in use as a hobby and storage space.
The rustic gardens around have been well maintained, mature greenery. In addition to the double terrace doors in the living room, there is a spacious terrace with a large, fixed parasol. There is also a covered and walled terrace with patio heating, so staying outside is possible all year round.
The central hall with dormer window for daylight is equipped with a loft and balustrade. The traditional oak staircase continues into the mezzanine. Next to the spacious toilet with outside window and sink is the meter cupboard.
THE LIVING AND DINING ROOM
Through the double door with faceted glass you enter the spacious L-shaped living room with windows all around and double, sliding patio doors for lots of light. The centre of the comfortable living room is the cosy gas fireplace, which is contained in a beautiful chimney in Beauvallon, a French sandstone. Matching the fireplace are the classic ceilings with mouldings and integrated spotlights.
THE LIVING KITCHEN
The large living kitchen is timelessly furnished with solid wooden cupboard doors in maple, black granite worktops, double stainless steel sinks and integrated spotlights in the ceiling and kitchen top. All appliances are present: induction hob, stainless steel designer extractor, refrigerator, dishwasher and combi-oven. The Indian slate floor (Peacock) is seamless and threshold-free. The three farm-style windows give a view of the backyard and let in a lot of daylight. The kitchen gives direct access to the large, closed pantry which is fully tiled and equipped with shelves all around, easy for supplies and kitchen appliances.
Through the kitchen you enter a hallway with door to the backyard and the covered terrace. There is also a separate second toilet with sink, ideal for summer days or when working in the garden. In the closed tool cabinet with plenty of storage space the unit for underfloor heating is installed.
Behind this portal is the large, fully tiled utility room with the characteristic farm windows, sink, space and connections for washing machines and dryer. Here the systems for ventilation, air conditioning (with filter) are installed.
From the foyer a corridor with cloakroom leads to a very spacious room that can be used as a bedroom or workroom. Because of its location in the hallway to the hall, this room is also very suitable as a practice at home, because clients do not come in the house itself. The room is equipped with a large wall of cupboards over the full length, for a lot of storage space.
In the large room is the door to the bathroom on the ground floor. This tastefully tiled bathroom has a farm window, a sloping bath, a separate shower with shower wall of glass and aluminium, a bathroom cabinet and a sink.
BEDROOM / WORKROOM 2
The corridor from the intermediate portal ends at the second large room on the ground floor. Working, sleeping, playing, studying, making music, keeping practice, practicing hobby; this spacious room is multifunctional, has beautiful light and view thanks to the large coach house window. The room is also equipped with a private sink.
LAYOUT FIRST FLOOR
Through the stately oak staircase, you reach the loft on the first floor, which is fully equipped with oak parquet. Behind the handmade niche wall is the hallway to two rooms that are now equipped as kitchen and billiard room. These rooms can, with the bedroom(s) and the bathroom further on in the corridor, simply serve as an indoor apartment; independent (in)living space for a student (grand)child or care-needing family member(s).
The hallway upstairs ends in the spacious bedroom over the full depth of the house. In the ceiling is the hatch concealed for the loft ladder to the attic. Special about this room is, besides the generous space and again the beautiful oak floor, the dormer with two windows for plenty of daylight overlooking the backyard. Completely special is the set of two identical walk-in closets! These make convenient use of the roof angle and offer more than enough separate wardrobe space for two people.
This room has a window in the pitched roof overlooking the backyard and a sink / washing machine connection. The floor is maintenance free and easy to clean laminate. This makes the room ideal for children or hobby.
This room, which shares the dormer with what is now a separate kitchen, is located over the full depth of the farmhouse. The very spacious room is multifunctional (now used as a billiard room, formerly as a living room for residents). The slant on the north side lends itself perfectly to the realization of a closet with plenty of storage space. Thanks to windows in two walls there is plenty of daylight and views of the side and backyard. This room also has the continuous oak parquet flooring that characterizes the almost entire upper floor.
KITCHEN 2 / BEDROOM
This room is now fully equipped with a luxurious kitchen and easily accommodates a dining table. The dormer window, shared with the adjacent large room, provides plenty of daylight and views over the backyard.
Opposite bedroom 4 is another spacious room, also with large tilting window in the roof. The floor is maintenance free and easy to clean laminate.
This extra and spacious bathroom is as timeless as the bathroom on the ground floor, with bath, separate shower, sink, beautiful floor tiles, tiling to the ceiling, built-in spotlights and a large tilt window in the pitched roof.
Next to bedroom 6 is the third toilet, so separate from the bathroom. This toilet is also equipped with a sink and ventilation.
Next to the kitchen is the separate central heating room. It houses the central heating boiler and the piping for the air conditioning and solar panels, while there is plenty of room for storage.
Over the entire length of this farmhouse - i.e. above both number 9 and number 7 - is an attic at standing height accessible via loft ladder(s), under the insulated dormer.
GARAGE AND BARN
House number 7 is currently in use as a barn, garage and hobby room, with storage on the first floor and a storage attic.
The hobby and storage area of this farmhouse is actually a second home. Both structurally (with load-bearing walls and steel beams) and in terms of connections and drains, this part is fully prepared to be finished without permits as a second house with kitchen, toilet, living and dining room with internal bay window, four bedrooms, bathroom and attic. The layout on the first floor is still free to your own taste and preferences.
Number 7 is also equipped with facade and roof insulation and special masonry in the outside walls. The floor is made of MBI concrete blocks laid on sand. The construction and preparations are recorded on the construction drawings. This makes this area particularly suitable as a care home or guest house or as a large practical or commercial space at home.
The outdoor area is beautiful and fully finished with high quality and professionally laid paving and garden lighting. The irrigation system with sensors is fully automatic, in three sectors and uses groundwater from its own source.
The front garden is enclosed by ornamental fencing and a double, electric gate with intercom which can be operated from the entrance hall. The round cobbled driveway, central flowerbed with mature greenery and boxwood and yew hedges leads to the front door and to the three parking spaces for guests. To the left of the house this avenue continues to the rear and the spacious south-facing backyard.
Thanks to the beech hedge next to the large lawn and the fence with vegetation that separates the front and backyard, the backyard is fully enclosed, which offers privacy and is a safe idea for pets and (grand)children playing outside.
The entire garden is equipped with fencing and privacy-enhancing mature greenery. There are several rocks, mature beech hedges that mark the driveway and well-maintained lawns.
The double patio doors in the dining room give direct access to the spacious terrace facing south. In addition to a rocky outcrop, there is a large parasol, anchored in the paving, which also serves as a canopy.
Next to it, near the portal, a rustic roofed and walled terrace has been made, with niches in the handmade wall for a view of the backyard. There are two electric patio heaters, so this outdoor area is cozy 365 days a year.
