LAYOUT

Thanks to the clear and simple layout, the house has an open and spacious character. A few years ago, the current owner expanded the house to the rear; this resulted in many fine living meters without the garden visibly losing any of its size.

GROUND FLOOR
At the front of the house is a relatively large and neatly maintained garden to the road, which leads to a park. To the side of the garden is the private, long driveway to the front door and garage.

RECEPTION HALL
Next to the front door is a large window at the stairs, so that the whole hall is very light. The door to the living room is next to a beautiful, round wall, with recessed spotlights in the ceiling above.

WARDROBE NICHE
Next to the toilet with corner sink is a separate cloakroom with a large coat rack in it; coats and other outerwear are neatly hanging out of sight. In this niche is also the door to the meter cupboard.

THE LIVING ROOM
The L-shaped living room extends to the left and right of the entrance door. On the left, with three large windows on the front garden, is the sitting, TV and lounge area. With more than 50 m², there is more than enough room for large corner benches and sturdy cupboards. The circular wall is a beautiful style detail. In the corner of this living area is a working fireplace. All the walls have been recently painted.

To the right from the door is plenty of room for a large sideboard and a large, even ten-person dining table, for long, cozy evenings with dinners and games. The table overlooks the large sliding doors, with a convector well in front, directly on the terrace, the beautiful pond and the backyard.

OPEN KITCHEN

LAYOUT FIRST FLOOR 

Through the white-painted, fixed wooden staircase from the reception hall you enter the landing with balustrade. Thanks to the high window next to the front door there is still daylight coming in.

BEDROOM 1
On the left of the landing is the master bedroom, with two windows at the front of the house.

BEDROOM 2
At the back, next to the spacious bathroom, is the second bedroom on this floor. Both windows overlook the backyard.

This spacious bedroom has a large window overlooking the front garden.

BATHROOM
The bathroom is quite remarkably spacious. Under the roof extra closet space was made. There are also the drainage and water connection for a possible bath tub. The bathroom is equipped with an industrial, double sink with mirror, a floating toilet and a large walk-in shower with two glass walls.

 

LAYOUT SECOND FLOOR

The second staircase to the second floor is also in perfect condition. This leads to a landing with skylight and storage space under the pitched roof.

BEDROOM 4
Over the full depth of the house, the attic has a spacious, extra bedroom. The wide dormer window allows plenty of daylight and gives fine views over the backyard.

STORAGE ROOM
Immediately to the left of the stairs is a door to the spacious storage room, with connection for a washing machine and the central heating boiler, which was renovated in 2018.

 

GARDEN WITH FINE POND

The fine, easy to maintain garden has all afternoon sunshine and its own gate in the wall between the garage and the house. The garden is completely enclosed; safe for children and pets to play in.

Directly at the sliding doors is a paved terrace with manually operated awning, where it is wonderful to relax next to the beautiful and large pond that is equipped with a silent pump with filter. This beautiful pond is virtually maintenance free.

In the pond grow beautiful water lilies, and also the fish are visibly fine, minnow, koi and goldfish live together fraternally.

On the right a paved path leads to the spacious garage. In the rear part of the garden is a lawn with a spacious, paved terrace. The mature and diverse greenery is all around, and against the whispering wall that blocks traffic noise from the Heerbaan.

 

GARAGE AND PARKING

The garage is light and spacious; two cars can easily be parked one after the other and there is still enough space for e.g. shelving and bicycles. A spacious attic provides extra storage space.

At the front of the electric door there are extra connections for washer and dryer. On both sides of the door to the garden no less than four windows overlook the garden, giving lots of daylight.

The driveway of over thirteen meters to the front door and garage accommodates at least another two cars (or three smaller ones); handy when you receive guests. You can also park your car in front of the house on the street.

 

LOCATION AND VIEW

This semidetached house is located on the eastern edge of the Veldhoven district of Heikant, near the Heerbaan exit road. The view over the relatively deep front garden is green: you look out over the conifer hedges and gardens of the neighbors, without seeing the houses themselves. Thanks to the sloping and heavily vegetated whispering wall in the backyard, the view is also plenty green.

This part of the Hazenhei is a dead end - the road ends in the Peter Benenson Park - and therefore has only local traffic.

 

VELDHOVEN AND SURROUNDINGS

Veldhoven is a popular residential municipality, with ASML as its largest employer. Via the new residential area Meerhoven and business parks Flight Forum and Park Forum, with many (inter)national companies, the vast village has already almost grown attached to its neighbor Eindhoven. Nevertheless, the compound Veldhoven has an independent character, with a mix of districts and neighborhoods; with a Brabant village character, such as Zeelst, or the tranquility and conviviality of spacious residential areas such as Het Look and d'Ekker. The extensive municipality - with over 45,000 inhabitants - benefits from the proximity of Eindhoven Airport and motorways A67 and A2.

Within its own borders, the municipality has everything for its inhabitants; from hospitals to nice bars and restaurants, and from various sports clubs and sport locations to parks and other nature. Veldhoven also has its 'own' zoo, theatre and cinema; the last two right on the main square near the cozy City Centre, which has become the heart of Veldhoven.

Right next to the important Heerbaan connecting road, the Heikant district is child-friendly, with a relatively large number of (young) families. All amenities are within easy reach, or else available in the lively heart of Veldhoven, the Citycentrum, a few minutes away.

The beautiful thing about the dead-end road Hazenhei is that it ends up in the adult Peter Benenson Park. This gives the neighborhood a green character.
