Legislative tax change per 01-01-2024
For a mortgage where additional energy-saving features are co-financed, the NHG limit is 6% higher, namely €461.100. This increase extends the reach of NHG and ensures that a mortgage with NHG remains accessible to many buyers. In 2024, the payable commission for obtaining a mortgage with NHG will remain at 0.6% over the mortgage amount.
A legally binding offer
The date of the legally binding offer is leading for the NHG. If the legally binding offer of the mortgage provider was issued after 1 January of a certain year, the 'Conditions and Standards' (and therefore also the cost limit and the bail commission) of the year of the legally binding offer apply. This may mean that a new cost limit applies to a house bought before 1 January 2024, but where the legally binding offer was issued after 1 January.
Purchase price excluding movable property
The purchase price is the amount excluding movable property. If the purchase price is €440.000 of which €5.000 is movable property, the NHG assumes the purchase price of €435,000 (excluding movable property). If the mortgage provider assesses the amount paid for the movable property as realistic, NHG is possible. If not, the cost limit is exceeded and NHG is not possible.
