LAYOUT
You don’t just walk past this stately home on the Oirschotse Markt. The characteristic façade and authentic elements give it that special historical look. Behind the facade is a spacious, stylish and modern family home with a beautiful green back garden with plenty of privacy and a multifunctional outbuilding. A perfect balance between history and modern convenience!
GROUND FLOOR - ALL THE SPACE, YET COSY
From the bustling Market Square, you step into the porch of this home, with the spacious and warm reception hall immediately following. A fine entrance! To the left is the cosy TV room, also ideal as a play or game room.
After the staircase, you enter the living room. Underfloor heating and a cosy cast-iron fireplace make this a wonderfully cosy place in winter. And in summer, the French doors make the terrace and green garden a nice extension of the living room.
To the right of the porch is the cosy dining room, with a lovely round decorative window and atmospheric gas fireplace. From here, you overlook the lively Market Square. It is nice to get together in the dining room. Start the day with a communal breakfast or enjoy a cosy dinner in the evening.
Following on from the dining room is the kitchen. The ideal place to indulge in culinary delights. The natural stone worktop, plenty of storage space and modern appliances, including a Quooker tap and five-burner gas hob with wok burner... A dream for any hobby chef. Who will you invite to the first dinner party?
Of course, a practical utility and laundry kitchen should not be missing either. It has a large laundry cupboard and an updated kitchen unit with terrazzo worktop. Through the back door, you walk straight into the sunny back garden. The garden room and outbuilding are also located there.
FIRST FLOOR - 4 BEDROOMS AND BATHROOM
Upstairs. The atmosphere on the bright landing is reminiscent of a cosy boutique hotel. Get away, in your own home! On the first floor, you will find four spacious bedrooms and the bathroom. All bedrooms are spacious enough for a double bed and have extra-insulated windows. That promises to wake up wonderfully rested.
Did we mention the view? From the master bedroom at the front, you overlook the Market Square and bedroom 2 gives a beautiful view of the basilica’s bell tower. Bedroom 3 is located on the garden side and bedroom 4 on the side wall.
The spacious bathroom is also located on this first floor. The special details, such as the authentic wooden construction beam, make this the place for some time to yourself. The hot whirlpool bath is already slowly filling up
SECOND FLOOR - 2 MORE ROOMS AND SAUNA
The second floor is also nice and spacious and light, thanks to the many (roof) windows. The two extra rooms can be set up as bedrooms, but also as offices, gyms or hobby or playrooms. And don’t forget the infrared sauna on the landing. Another place to relax.
SPACIOUS STORAGE ATTIC
From the landing on the second floor, the almost 18-metre-long storage attic can be accessed via a loft ladder. The house is already spacious, but with this attic you will certainly not be short of (storage) space.
STORAGE AND WINE CELLAR
At the top of the fixed cellar stairs in the scullery is a handy household cupboard. The large cellar itself - where bending down is not necessary - is very suitable for storing stock and wines, thanks to the constant climate.
MULTIFUNCTIONAL ANNEX
Do you have plans for a bed & breakfast, flat or home office? The possibilities are endless for this multifunctional space! The outbuilding is almost 70 m², beautifully renovated and well insulated. Fun fact: this place used to be a taxi workshop. The large, high and open space, with storage space and attic, is now used as a play, game and party room for the kids. At the front is a sunny terrace with pergola.
LARGE GARAGE/STORAGE ROOM WITH GARDEN ROOM
Behind the double wooden garage doors to the right of the house, there is more than meets the eye. This fully covered 15-metre-long space used to be the taxi company’s passage to the workshop. The approximately 35 m² area is nice and bright and offers many additional possibilities. For example, as a separate garage and bicycle storage. The rear area then remains usable as a cosy, covered garden room.
SUNNY BACK GARDEN
A place with all the privacy and tranquillity. That is what you will experience in the beautiful ornamental and play garden, which is south-west facing. It is a beautiful and well thought-out mix of terraces, fruit trees, planting, lawn and paving. Combined with the mood lighting (controllable via an app), it all creates a sheltered and cosy atmosphere; a lovely place for long summer evenings.
RICH HISTORY
Living in a national monument... that's extra special! In addition to the architectural report by Monumentenwacht Noord-Brabant (2024), this house also has historical stories, documents and drawings. These have all been collected in a book. A small insight: Markt 11, for instance, was home to the town clerk, a gold and silversmith and the De Kroon family, well-known beer brewers. Before the current owners - a family with three children - made this their own, this house also housed a garage and taxi company from just after WWII.
Not only the house itself, but also the village of Oirschot has a long and rich history. Oirschot has more than three hundred monuments. Diagonally opposite Markt 11 is the ‘cathedral of Oirschot’, the beautiful St Peter's Basilica from around 1510. Also visible from the front door: the listed former town hall from 1513, now the site of the Visit Oirschot information and inspiration point.
THE COSY MARKET AND THE TOWN CENTRE
The Oirschotse Markt is one of the most beautiful and cosy squares in Brabant, well-known at home and abroad. From the high windows of Markt 11, you have a beautiful view of the stately trees, benches and cobblestones and, of course, the St Peter’s Basilica. Step out the front door and take a seat at one of the fine restaurants and terraces or go for a nice round of shopping.
Another great development: from the recent Centre Plan, the burgundian atmosphere and amenities in Oirschot are getting an extra boost. The aim is a vibrant, inviting and car-free village centre. Water and climate management and biodiversity are also given full attention in this plan.
OIRSCHOT AND SURROUNDINGS
For those who do not know Oirschot (well): the village is located in the Kempen region of Brabant, between Eindhoven and Tilburg. The municipality consists of Oirschot, Spoordonk, Middelbeers, Oostelbeers and Westelbeers and has over 19,000 inhabitants. The village has many restaurants, shops and amenities, and schools are also within walking and cycling distance.
The municipality has several museums and the largest ‘monument density’ in the Netherlands. In terms of nature, the area also lacks nothing. There are eleven nature reserves and estates, including the Oirschotse Heide, De Beerze, Baest estate and the Landschotse Heide. If you like walking and cycling among the heathland, woods and fens, you will not be short of anything here!
Oirschot has a favourable economic location in the Brainport region. Within 5 car minutes you are on the A58 towards Tilburg or Eindhoven, or on the A2 towards Den Bosch or the south. And convenient for a trip abroad: Eindhoven Airport is just 12 kilometres away.

YOU ARE WELCOME TO ATTEND THE CATO OPEN HOUSE WEEKEND ON SATURDAY 08 FEBRUARY 2025 FROM 11AM TO 1PM!
FOR A QUICK IMPRESSION, WATCH THE VIDEO ON CATO TV.
The signature of architect Wouter Margry is immediately recognizable: sleek, stylish, and focused on light, with an abundance of beautiful windows. This detached, spacious villa is located in an excellent and peaceful spot, overlooking a green square. All amenities are within reach, with the centers of Waalre and Eindhoven nearby, and the forest just a short walk away.
SUSTAINABILITY
This detached villa boasts energy label B. The solid construction with (sound) insulating porisostone includes roof, floor, and cavity insulation, as well as HR glass throughout. The convector trenches are equipped with efficient radiator fans.
The roof offers optimal opportunities for solar panels facing east, south, and west, ensuring a steady energy yield throughout the day. These solar panels can be perfectly paired with air conditioning for heating and cooling, a heat pump, and a charging station for electric vehicles in the carport.
Currently, the house is heated by a central heating boiler and convectors. However, there is potential for further sustainability upgrades, such as installing a hybrid system or heat pump, which could make the home entirely gas-free. Combined with solar panels, the villa could even become energy-neutral.

Since its construction was completed in 1883, the monumental "Belhuis" has been renovated and modernized several times to continue meeting current comfort and living standards. Throughout these renovations, many authentic elements have been carefully preserved or restored, from stained glass windows and shutters to terrazzo floors bordered with mosaic and ceiling ornaments created in the work.
SUSTAINABILITY
In 2023, 26 solar panels were installed. These are discreetly placed on the flat roof of the garden room/conservatory and on the sloping roof of the right wing of the villa.
Numerous improvements and sustainability measures have been implemented within the framework of the monumental regulations in a playful manner. During the renovation in 2016/2017, the ceilings with decorative ornaments in the living room, library, and sitting room were renovated and restored.
The entire ground floor was also renovated at that time. The expert advice of the Monumentenwacht (Monuments Watch) was consistently taken into account. The latest inspection report from 2023 is available for viewing.
In the new kitchen (2017) in the right wing, additional interior walls were brick-laid and insulated. New interior frames with HR++ glass were installed here, and floor insulation (for underfloor heating application) was applied. The space between the ceiling and the floor on the first floor was also insulated.
The garden room/conservatory, offering panoramic views of the mature green backyard, has a renewed glass front with insulated glass.
Furthermore, around interior walls were brick-laid and provided with additional insulation in the ground floor, including the master bedroom, bathroom, and laundry room. New interior frames with HR++ glass were also installed here, along with floor insulation (due to underfloor heating) and ceiling insulation between the ceiling and the first floor. Nearly the entire ground floor is fitted with insulated glass, with the exception of the back hall, master bedroom 1, and bathroom 1.
The entire facade in the living room has been renewed, and the renewed interior frames of the living room, library, and sitting room are equipped with HR++ glass.
The floor of the second floor is covered with insulation panels. Air conditioning systems for heating and cooling have been installed in the garden room/conservatory and living room. Insulation material has been applied behind the various heating radiators, and fans have been placed on the radiators for better efficiency.

The separate toilet with Geberit AquaClean shower toilet is in the laundry room, which has its own back door for sustainable drying of laundry outdoors. This sleeping wing is symmetrical with the coach house and was formerly the residence of the pastor's maid. Both wings have underfloor heating.
FIRST FLOOR: SLEEPING, WORKING, AND RELAXING
The authentic staircase with balustrade leads to the large L-shaped landing with skylight. Everywhere there is oak parquet in herringbone. Next to the stairs is the central heating room annex storage cupboard. The central heating combination boilers Remeha Quinta Pro HR and Remeha Calenta HR for heating and hot water are from 2017.
Bedroom 2 with built-in wardrobe and sandblasted glass sliding door, together with bathroom 2 with double sink, skylights, towel radiator, bathtub, and shower, form a private suite. By combining these rooms with the double room in the right wing, a more than spacious studio apartment is created.
This right wing is accessible via bathroom 2 on this floor. There is a huge space with skylights and a round window, where a large hobby or study room, spacious sitting-bedroom, or studio can be created, if desired.
Adjacent to the landing is a compact bathroom 3 with skylight, towel radiator, toilet, and shower. Furthermore, this floor has three spacious (children's) bedrooms and study rooms with large windows and built-in closets.
At the top of the left wing is a spacious sitting-bedroom 6 with wardrobe, Velux skylights, plank floor, and its own bathroom 4 with round window, toilet, and rain shower. The sliding door playfully follows the lines of the roof slope.
SECOND FLOOR: ATTIC
In the attic is the ceiling hatch with loft ladder to the spacious attic. There is almost 45 square meters of storage space available at a height of 1.50 meters. The attic is currently not in use; insulation has been laid on the floor which replaces the roof insulation.
BASEMENT: PANTRY CELLAR
The large, partially tiled cellar with brick staircase has two daylight windows and a monastery floor. In the two cellar parts, under the vaulted ceilings, there is plenty of space for a game room, home bar, or wine cellar with tasting room, for example. There is still a robust safe. Behind the hatch is the water pipe to the outdoor faucet.
GARDEN AND OUTDOOR SPACE
The garden surrounding the property is as monumental as the "Belhuis" itself. This certainly applies to the two red beech trees at the front; both trees are municipally monumental with their age over one and a half centuries older than the "Belhuis." The trees behind, including lime trees and a chestnut tree, are also of age.
The garden is classically designed everywhere with mature hedges and shrubs, lawn, and lanterns. Highlights in the rear are the large lawn behind the tall beech hedges, the classic pond with trimmed yew spheres, the dolomite paths, and the large border terrace with sloping walking path at the conservatory and living kitchen.
In the pond - annually the domain of a pair of ducks - a fountain can be installed. The terrace at the back is partly covered. A striking detail: the door of the former outdoor toilet (now laundry room) is still there. The immense white climbing rose against the wall is a Guirlande d'Amour and provides a veritable sea of flowers in summer. The dried rose hips were used by nuns to make rosaries in the past.
LOCATION AND VIEW
The rectory for the former Saint Severinus church is located near the center of Hapert and is listed in the national monument register as the "Belhuis." This name is derived from the wooden, square bell tower with bronze bell on the high gable roof.
The central location near the village center and next to the cemetery ensures a quiet living environment. The view is particularly diverse and green-tinted. The deep front garden around the stately driveway is full of mature greenery. Absolute eye-catchers are the monumental beech trees next to the wrought iron entrance gate and beside the villa.
HAPERT AND SURROUNDINGS
Kempendorp Hapert is part of the municipality of Bladel, together with Casteren, Dalem, Hoogeloon, and Netersel. It has ancient roots: traces of prehistoric settlements have been found, it is mentioned in a charter in 710, and the medieval village has been called Hapert since the twelfth century. In addition to the "Belhuis," there are several other monuments, including the Korenmolen from 1896.
Today, the village is a strong economic engine in the already bustling Brainport metropolitan region. The VDL Groep made a significant contribution to this when founder Van der Leegte moved his industry from Eindhoven to Hapert in the 1960s. In 2014, Bladel was already among the ten strongest economic municipalities in the Netherlands. There is a lot of activity, especially at the large-scale Kempisch Bedrijvenpark near the A67 motorway.
The rural area also has nature and beautiful landscapes: including the Boswachterij De Kempen, Cartierheide, and Hapertse Heide. There are numerous cycling and hiking trails, which are also frequented by guests from Landal Het Vennenbos bungalow park. Particularly special is the accessible Waterpark Hapert, where reed beds and marsh forests ensure clean and living water in the Groote Beerze stream.

SUSTAINABILITY
No expense has been spared to fully transform the villa into a sustainable masterpiece. In the technical room of the detached garage, a heat pump has been carefully installed to provide underfloor heating and cooling throughout the villa, ensuring a constant indoor climate 365 days a year. Additionally, an advanced air handling unit by Burgers Ergon has been implemented to keep the villa free from particulate matter and pollen.
To optimize sustainability, all facades, floors, and roofs have been insulated with high-quality materials. Insulated glass has been used throughout the villa, not only increasing energy efficiency but also significantly enhancing comfort levels. These thoughtful improvements elevate the villa to a new level of luxury and sustainability, making it not just a house but a pioneering home.
Heating:
Heat is generated by a heat pump with a heating capacity of 19.2 kW, boasting a COP value of 4.08. From an efficiency standpoint, the heat pump has been selected to meet approximately 70% of the total heating demand. In case of very low outdoor temperatures, the remaining demand is supplemented by a gas-fired HR boiler. In emergencies, the gas-fired boiler can also meet the entire heating demand. The energy for the heat pump is extracted from the earth using a closed loop system with a capacity of 3.1 m³/h. The water cooled in the heat pump is reinjected into the ground.
The ground floor is equipped with underfloor heating, while on the first and second floors, low-temperature heating (LTH) via individually controllable radiators has been chosen.
Ventilation:
The air handling unit, located on the second floor, ensures complete ventilation of the villa, with a chosen 2.5-fold air exchange. The practically imperceptible sound level is lower than 30 dB(A). Both the supply and exhaust sides of the air handling unit are equipped with high-efficiency air filters, class F7, capturing 85% of dust particles ? 0.4 ?m, filtering out all fine dust particles. The unit also features a cross-flow heat exchanger with bypass for energy recovery from exhaust air. If necessary, the air is reheated by a water-fed heat exchanger. Variable-speed supply and exhaust fans ensure the correct air capacity transport.
The high-speed cross-flow heat exchanger achieves an efficiency of 84%. To ensure completely draft-free airflow into the various rooms in the villa, Trox high-induction swirl and linear diffusers, type RFD and VSD35 respectively, are used. The ventilation system is linked to the three existing gas fireplaces. When one or more gas fireplaces are activated, the supply and exhaust airflow rates are adjusted to maintain a slight positive pressure in the respective room.
Cooling:
The entire villa's cooling is provided by groundwater. A heat exchanger separates the water from the source and the cooling water in the house. During cooling demand, ventilation air is cooled, and the underfloor heating is switched to floor cooling. This provides 67 W/m² of cooling power, while only requiring a maximum of 0.55 kW for cold generation.
Control System:
The system is controlled by a digital control system called "Top Control Vision" by Priva. The software is equipped for both local and remote modem communication. The system can be remotely operated by the user via the modem, and in case of malfunctions, remote analysis can be performed by the relevant maintenance company.
Operation and data readings are carried out in a fully digital environment. A 12.1-inch TFT touchscreen panel is available in the house for the user, displaying status updates and measurements. Desired values and settings can also be adjusted via the screen.

With passion and a keen eye for detail and comfort, a magnificent city villa has been created on Orthenstraat in ’s-Hertogenbosch in 2020/2021. This property exudes the allure of a New York loft: high-end but in a subtle way. Featuring custom interiors made from luxurious and natural materials, it is styled to perfection—warm and stylish. A place where residents enjoy full living comfort. With three bedrooms, two bathrooms, office space, and a cozy outdoor terrace in the heart of Den Bosch, this is a place for everyone. Especially for those whose hearts beat faster at the thought of ultimate comfort in the city center.
Orthenstraat is an atmospheric, surprisingly quiet street, free from bus traffic, in the heart of ’s-Hertogenbosch. Surrounded by characteristic buildings, the street is part of the historic city center, known as one of the most beautiful in the Netherlands. Featuring icons like the Sint-Jan, the beautiful Binnendieze, and many museums the city has to offer.
Orthenstraat is the perfect place to live, as residents experience only the city's pleasures. It’s the ideal mix of city vibrancy and a peaceful environment, with everything within walking distance. The Uilenburg and Korte Putstraat are close by, with trendy eateries, restaurants, and terraces. At the edge of the city center are the Zuiderpark and ‘t Bossche Broek.
A wealth of nature in the form of a beautiful nature reserve is endless for cycling and walking. “In the heart of the city, we handle small groceries, doctor’s appointments, childcare, primary school, and the dentist on foot. All supermarkets deliver to the front door, and the highway is just a few minutes away.”
SUSTAINABILITY
This city villa was optimally insulated in 2020/2021 and has an energy label A (valid until 2034). The roof was completely renewed and equipped with insulated roof panels. The floors are insulated with expanded polystyrene, and the facades are fitted with PIR boards.
For heating, the house uses a Nefit HR combi boiler, supported by underfloor heating as the main heating on all floors. There is also air conditioning for heating, ventilation, and cooling, making the indoor climate always pleasant. To further increase energy efficiency, almost all windows are fitted with double and high-efficiency glass.
5 ASSETS OF THIS MOVE-IN-READY, EXCLUSIVE CITY VILLA IN THE CENTER OF ’S-HERTOGENBOSCH WITH DOUBLE PARKING LIFT, WHERE A PEACEFUL LIVING ENVIRONMENT AND CITY VIBRANCY SUBLIMELY COME TOGETHER
1. Ultimate Comfort
A city villa with New York allure created with passion and precision. High-end and warm, with complete home automation, custom interior, three bedrooms, two bathrooms, office space, and an outdoor terrace. Ultimate comfort in the heart of Den Bosch.
2. City Vibrancy and Peace
Orthenstraat is an atmospheric, remarkably quiet one-way street, free from bus traffic in the historic city center. Residents enjoy city vibrancy without the hassle. Trendy Uilenburg is within walking distance, and the Het Bossche Broek nature reserve is close at hand.
3. Indoor Parking
The car lift is a surprising eye-catcher. The system allows for indoor parking for two cars, unique in the city center. Bonus: it’s not necessary to move one car outside to make room for the other.
4. Multifunctional Basement
The basement is an ideal addition to the upper floors. It is multifunctional and can be used as a home office or extra living space in the form of an exhibition space, gym, or relaxation area.
5. Sunny Outdoor Terrace
The terrace, an extension of the living kitchen, offers peace near the bustling heart of ’s-Hertogenbosch. Surrounded by lime trees, residents enjoy privacy, greenery, and sunny days here.
LAYOUT - ENTRANCE WITH INDOOR PARKING SYSTEM
Step inside, experience the unique entrance, and immediately come face to face with two indoor parked cars. The characteristic facade gives no hint that an auto lift greets you upon entry. It might be the biggest surprise of this lovely city villa. The safe, luxurious, and space-saving parking system allows parking for two cars indoors. About a hundred years ago, Orthenstraat 75 housed a garage for the fire department.
The double doors, the height upon entry, and a photo from that period remind us of those times. Today, this same space still serves as a garage. “Was it a childhood dream? It was mainly our wish to live in the city center with ample parking space as an absolute requirement. We found that in this house. While some neighbors walk fifteen minutes to their parking spots, we drive our cars inside in no time,” says the homeowner. The presence of an advanced camera system ensures safety. Another plus: there is no need to move one car outside to make room for the other. Due to the height (over four meters) and the presence of a basement, one car can be parked indoors while making room for the other.
RECEPTION AREA, BASEMENT WITH OFFICE AND GYM
A few steps up, it’s an experience to walk straight toward the custom bar. A real experience, because a bundle of light in the form of an elegant indoor garden beckons on the left. A central light point in this city villa, essential for creating ambiance on each floor with optimal daylight entry. In its current form, the bar serves multiple functions. Those working from home in the basement pause and enjoy a well-deserved latte macchiato. After a workout, one can drink water and make an ultimate recovery drink, and the best aperitifs and digestifs are served here during home dinners. Let ideas and possibilities calmly pass in review. The beautiful staircase downstairs leads to the basement—a space to work, study, or exercise.
FIRST FLOOR - LIVING KITCHEN
Take the stairs up, and the custom cabinets from the bar/reception area return in the same style on the first floor. The wall hides the staircase from view and also offers a lot of extra storage space. Light and spaciousness are adjectives that describe this floor well. The indoor garden plays a significant role in this. But also look at the wide, ceiling-high sliding door in the living kitchen. What an enormous amount of daylight! The timeless custom kitchen consists of a large island and a cabinet wall, executed in the same luxurious and natural materials. It creates unity, tranquility, and a warm and stylish look. The island includes a sink area with Quooker and a work area with an integrated dishwasher and Bora cooktop. The kitchen is complete in terms of built-in appliances, from the refrigerator and freezer to a coffee machine and a combi microwave/oven. Naturally, there is ample storage space for kitchen essentials in the wall and around the kitchen island. Cooking enthusiasts will love it here.
FIRST FLOOR - OUTDOOR TERRACE
Due to the presence of the glass sliding door, the terrace is literally an extension of the living kitchen. Open the door, sit on the lounge bench, and the city center of ’s-Hertogenbosch feels miles away. Near the bustling heart of the city, traffic is barely audible here. You hear birds and distant sounds of children playing outside. In spring and summer, the lime trees ensure complete privacy and a green touch. Residents enjoy the spring sun on this spot.
Need more greenery? Walk a few minutes to the Zuiderpark or visit the lovely Bossche Broek a bit further away.
FIRST FLOOR - LIVING ROOM
Follow the sightline from the kitchen, past the custom cabinet wall, and discover the living room at the front of the house. A place where the current residents love to spend their time. “Due to the amount of light and spaciousness. It’s hard to imagine that this floor once consisted of five small rooms. Together with our architect, we recreated the space and optimized it. We thought about every detail, from the home automation to the sightlines, the lighting plan, and styling with an interior architect and the lady of the house. Lofts in New York were an inspiration.” The openness typical of these city houses also characterizes the living room. The indoor garden contributes to the loft-like setting. The living room and kitchen are distinctly separate but connected.
SECOND FLOOR
Behind the custom cabinet wall is the staircase. A seemingly hidden door leads to the hallway with stairs to the second floor. ‘Comfort and luxury’ are the keywords for this top living floor. Here, too, a large custom cabinet wall has been realized, providing much more extra storage space. This floor has three bedrooms, two bathrooms, and a separate toilet. The bedroom at the front features custom cabinets and an integrated desk. The smallest bedroom, adjacent to the indoor garden, is also perfect as a walk-in closet and offers access to a small storage attic.
The master bedroom, with its loft-like layout, feels like a luxurious hotel suite. The beautiful en suite bathroom is clearly separated from the bedroom. This bathroom is symmetrically designed with identical sinks on both sides. Opposite—in the middle—is the bathtub with the walk-in shower behind it. The soft, natural colors and materials create a wellness feeling at the end of the day. The toilet is separately housed on this floor. The second bathroom on this floor is smaller and features the same natural tones and materials, with a walk-in shower and sink.

A key feature of the entire offering is the amiable caretaker. He is present from Monday to Saturday morning and available 24 hours a day for emergency response.
As a host, he provides numerous services: he receives guests, delivery, and maintenance services, and arranges the disposal of separated waste streams. His concierge services also include making reservations and organizing shuttle services to and from Eindhoven Airport, dry cleaning, and dog walking service.
LOCATION AND VIEW

The view is 100% green all around, thanks to the surrounding and perfectly maintained park garden. The south and southwest orientation provides sun and light all day long.

Résidence De Karpen (architect Van den Pauwert, 1989), is one of the most beautiful residential locations in the Netherlands. The residence comprises 34 luxury apartments in the exclusive segment, set in a 2.5-hectare park garden. The location is exceptional; opposite the park around the Karpendonkse Plas and within easy reach of the heart of Eindhoven, amenities, and highways.
When the current owners took up residence in 2007, they completely modernized this extra-large apartment. Special and extra attention was given to high-quality finishes with luxurious, timeless materials. Additionally, all passageways in the apartment were made threshold-free and widened for lifelong adaptability and easy transport of large furniture pieces. The entire property has been meticulously maintained since then.
The various patterned parquet floors by De Kempen Parket have been expertly laid with special wood types.
In the work/sleep wing on the west side, exclusive project carpet from the Frauen am Bauhaus collection, produced in limited edition by Vorwerk, is laid (with extra reserve pieces).
Everywhere you will find refined and handle-less custom interior furnishings, designed by a Spanish interior architect and crafted by a skilled furniture maker: from wardrobes, office and bookcases with library ladder, and walk-in closet cabinets to the luxurious kitchenette in the office.
8 QUALITIES OF THIS GRAND APARTMENT OF ABOUT 320 M2 ON THE GROUND FLOOR WITH TWO PRIVATE PARKING SPACES AND OVER 100 M2 OUTDOOR SPACE ON THE SOUTH AND WEST SIDE
With a spacious living kitchen, large living and dining room, extra-large office room with luxurious kitchenette, and three bedrooms each with its own bathroom.
Luxuriously finished throughout with beautiful expansive floors; exclusive hardwood parquet and special Frauen am Bauhaus carpeting.
All-day sunlight with notable daylight entry through large windows with a southwest orientation.
Over one hundred square meters of spacious terraces on the south and southwest sides, with beautiful borders and a magnificent view of the surrounding park garden.
Four private storage rooms and two private parking spaces in the basement, prepared for the installation of charging units.
The luxury of various communal facilities: heated indoor pool, fitness room, tennis court, and beautiful surrounding park.
The daily presence of a host and caretaker for mail and newspaper delivery, waste collection service, cleaning and maintenance coordination.
Fully equipped guest rooms and a complete guest apartment for comfortable stays of family and friends.
SUSTAINABILITY
The apartment has an energy label C. The entire complex has insulated roofs, facades, and floors, plus insulated glass. Each apartment has intermediate spaces to the adjacent apartments, preventing noise transfer.
For summer heat, there are retractable sunshades above the terraces and the windows have electric screens.
Safety is also a priority. The complex, with alarm system and strict key management, is surrounded by secure fencing in the greenery. The double design gates can only be operated remotely by the caretaker and residents. The same applies to the garage doors.
ENTRANCE RÉSIDENCE DE KARPEN
The entrance to the private grounds of the apartment complex is accessible via double electric wrought iron gates with a digital call panel and videophone installation on Javalaan.
The main entrance to the complex itself is accessible through electric sliding doors to the intermediate hall with mailboxes and videophone. This leads to the high-quality finished central reception hall with caretaker's desk and access to the spacious lounge for communal use.
In fact, this luxurious apartment comprises one and a half units. As a result, it has double storage rooms, immense outdoor space, an extra-large reception hall, and a separate, exceptionally spacious master suite.
LIVING WING
Beyond the beautiful reception hall with guest toilet are the living and dining rooms with air conditioning and the living kitchen. Both have optimal daylight and green views of the terrace and park garden.
The fine kitchen is fully equipped with granite countertops, a china cabinet, and high-quality Gaggenau appliances: dishwasher, oven with warming drawer, induction hob, and steam oven. There is also a second Siemens dishwasher and a Miele extractor hood.
If desired, the kitchen can be partially opened to the living and dining room to create even longer sightlines.
SLEEPING/WORKING WING 1 - WEST SIDE
The entire right wing with air conditioning is the living domain of the current residents. The multifunctional living, hobby, and work area with terrace door, kitchenette, and custom cabinet wall is now used as an office and for receiving business guests. If desired, business and private areas can be well separated by a dividing door in the spacious reception hall.
The beautiful master suite consists of the spacious bedroom 1 with terrace door, wardrobe, and dressing room with frosted glass pocket door and custom cabinets, and the more than spacious bathroom 1. This bathroom has a freestanding bathtub, double sink unit, Geberit AquaClean shower toilet with remote control, and double walk-in shower with seating. Notably, the tropical hardwood used here originally came from the Amsterdam Stock Exchange.
SLEEPING WING 2 - SOUTH SIDE
Next to each other are two bedroom and bathroom suites. Both bedrooms have large wardrobes and a door to the south-facing terrace. Their respective private bathrooms are equipped with a shower room with glass door, sink, toilet, and towel radiator.
HOUSEHOLD AND STORAGE SPACES
Discreetly located near the reception hall is the spacious utility and laundry room. This room has connections for washing equipment in the ergonomic cabinet wall, a utility sink, wine cooling, household cabinets, and a safe.
Opposite the entrance in the hall are the private storage room with shelves and the technical room with shelves, boiler, and the central heating combi boiler.
In the basement parking garage, the apartment has two more storage rooms, one of which is right next to the elevator. The other storage room can also accommodate bicycles.
OUTDOOR SPACE
On the south and west sides, the apartment is surrounded by large terraces with borders. This pleasant and private outdoor space measures more than one hundred square meters!
Next to the living room and kitchen, the terrace is extra deep and partly covered; a delightful place to lounge and enjoy al fresco lunch and dinner.
TWO PARKING SPACES IN UNDERGROUND GARAGE
The residence has its own bright parking garage with direct access to stairs and elevators. The driveway is heated - safe all year round - and secured with, among other things, electric garage doors.
Javalaan 107 has two private parking spaces directly opposite the stairs and elevator hall, prepared for the installation of a single or double charging unit.
RÉSIDENCE DE KARPEN
Résidence de Karpen is rightfully one of the most beautiful residential locations in the Netherlands. The apartment complex designed by architect Van den Pauwert sits on approximately 2.5 hectares of land, including the surrounding park-like garden. With the right combination of location, architecture, layout, material use, and garden design, the complex delivered in 1989 is an ultimate place to live and recreate for young and old. In this beautiful environment, 34 luxury owner-occupied apartments in the exclusive segment are established.
In addition to optimal privacy, Résidence De Karpen aims to offer residents pleasant and safe living comfort. Residents can use various communal facilities such as a heated indoor pool, fitness room, and tennis court. It is also wonderful to walk in the garden around the complex.
OWN FACILITIES
Résidence De Karpen has everything in place for comfortable luxury living, in addition to its own parking garage and surrounding park garden.
The park garden is equipped with an all-weather tennis court. The private, heated indoor pool has changing rooms and toilets, which also belong to the private fitness room.
Enjoying the good life is central to De Karpen. Art and culture are given full attention by the homeowners' association. There are beautiful bronze sculptures in the garden, while the corridors and halls are decorated with art contributed by owners from their own collections.
