FEATURES

Living area: approx. 535 m²
Internal storage: approx. 20 m²
Total area: approx. 555 m²
Volume: approx. 2,400 m³ (as per measurement certificate)

SUSTAINABILITY
The farmhouse has been extensively renovated and insulated. The rear section was fitted with insulated roof panels and new Mulden roof tiles in 2010, followed by the front section in 2019 using the same method. The façades consist largely of double-brick masonry, and the entire ground floor was fully insulated in 2011 with high-compression insulation boards.

The home features aluminum window frames with HR++ double glazing, as well as Velux skylights (installed in 2011), contributing to excellent thermal insulation. Heating is currently provided by a Nefit high-efficiency combi boiler in combination with underfloor heating. There is ample potential to further enhance the home’s sustainability, such as by installing a hybrid heat pump or transitioning fully to an all-electric heat pump system.

LAYOUT

A MONUMENTAL FARMHOUSE FULL OF STORY AND CHARACTER
This long-gabled farmhouse, listed as a municipal monument, consists of a front and rear section—each with its own distinct purpose and ambiance. The front house is primarily used for work, fitness, and relaxation, while the rear house boasts a smart and practical layout, including a spacious live-in kitchen, two living rooms, three bedrooms, and two bathrooms. The home is surrounded by a mature garden with old trees and several terraces—creating a green oasis of peace and privacy.

FROM FORGOTTEN FARMHOUSE TO STUNNING FAMILY HOME
This farmhouse has a unique history. Once purchased by the municipality as a potential route for a new road, the property stood unused for years. It was only under the care of the current owners that the house was lovingly restored. With great attention to detail and under the supervision of monument architect Sibo de Man, the farmhouse underwent a thorough renovation and was brought back to life. The result is a unique blend of historic charm and modern-day comfort.

GROUND FLOOR – LIVING ROOMS
Original features such as the exposed beam structure and authentic stable doors have been preserved, giving the living rooms a warm and characterful feel. One of the spaces includes an impressive open fireplace—perfect for cozy winter evenings. Large windows flood the rooms with natural light and offer long sightlines over both the front and back gardens.

GROUND FLOOR – LIVE-IN KITCHEN AND DINING ROOM
The true heart of the home is the spacious Bulthaup kitchen—a central space where the family comes together to cook, dine, and enjoy each other’s company. Thanks to the large roof windows and the broad façade glazing, the space is bathed in natural light and offers views of the front garden.
“When the sun shines and you’re cooking with the doors open, it feels like pure freedom,” the current owners share. “And if the light gets too strong, the automatic screens lower gently.”
A practical pantry connects seamlessly to the kitchen and leads into the generous dining room, which immediately stands out thanks to its ceiling height, brightness, and openness. Despite its size, the space feels warm, welcoming, and intimate—a place where guests naturally want to linger.
One of the architectural highlights is a custom-designed walkway that adds playfulness and elegantly accentuates the vertical space.

GROUND FLOOR – ADDITIONAL ROOMS
The ground floor also includes two home offices—one of which is located in the former front-house kitchen—a raised room (opkamer) with a pantry cellar below. With multiple workspaces, this home offers excellent opportunities for working from home.
At the rear, there’s a second utility room with an additional toilet, as well as a spacious storage area, providing ample room for household items.

FIRST FLOOR – BEDROOMS
The first floor features a playful and spacious layout, where comfort and character take center stage. Three large bedrooms are connected by a unique bridge and mezzanine, creating a striking visual impression.
The master bedroom—formerly part of the hayloft—has been transformed into a true suite, exuding rural charm and filled with natural light.
The en-suite bathroom is finished to a high standard, featuring a generous walk-in shower with recessed fittings, a freestanding bathtub, dual pedestal sinks, a towel radiator, and a cast floor with underfloor heating. Every detail is designed with comfort, serenity, and aesthetics in mind.
“In summer, we open the French balcony doors and enjoy the fresh air and the sound of birds,” the residents say.
The two additional bedrooms are also generously sized and retain authentic features such as wooden floors and exposed beams. A second bathroom is available for guests or family members, offering a large walk-in shower, washbasin, toilet, towel radiator, and cast flooring with underfloor heating.

The attic above the front house, complete with new dormers, adds flexibility and charm. The exposed beams contribute to its authentic look. It’s currently used as a fitness space but would also be perfect as a hobby room or home office.
In the rear house, two attic storage areas house the central heating boiler, water heater, and two mechanical ventilation units.

GARDEN AND OUTDOOR SPACE
The professionally landscaped garden surrounding the home is a delightful place to enjoy the outdoors in peace. The property blends old birch trees, a majestic walnut tree, and a manicured lawn in perfect harmony. The fully enclosed grounds guarantee complete privacy and offer various possibilities for leisure and functionality.
The current residents often enjoy their morning coffee in the front garden’s sun. “On weekends, we’re usually out back, but during the week we sit in the front,” they explain—highlighting the versatility of the garden.
The sheltered rear terrace is ideal for long summer evenings. There’s also enough space to install a swimming pool, making the garden adaptable to personal needs.
Practical elements are smoothly integrated, such as ample parking for multiple cars and a storage space with wide doors—perfect for storing larger equipment and garden tools.
A stylish fence with an electric gate ensures the property is both secure and fully enclosed.

LOCATION AND VIEWS
Located in Het Hofke—a green, child-friendly neighborhood on the edge of Eindhoven—you’re perfectly positioned between city and nature.
“Green on the left, the city on the right” is how locals describe this valuable mix.
Wide avenues, walking paths, and a friendly community make it an ideal spot for families. Parks, playgrounds, and sports clubs are plentiful.
Within 15 minutes by bike, you can reach the city center, train station, hospital, and secondary schools. A supermarket, primary school, and bus stop are all within walking distance.
Thanks to the nearby A2, A67, and A270 motorways, excellent accessibility is also guaranteed.

Broekstraat 59

Living in an exceptional location where history, nature, and space converge—here, on the edge of the village of Mierlo, near Brandevoort (Helmond), that opportunity becomes reality. This characterful long-facade farmhouse offers a rare chance to create a dream home entirely in line with your own vision and wishes.

Tucked away in the green countryside, this remarkable municipal monument farmhouse dates back to around 1874 and has largely retained its authentic state. The property radiates character and history—something immediately tangible upon arrival at Broekstraat, situated within a protected village setting.

The ensemble comprises a thatched farmhouse (approx. 200 m²), a detached outbuilding currently used as a studio and hobby space/garage (approx. 93 m²), and several additional outbuildings, all set on a generous plot of 3,910 m². This makes it ideally suited for a combination of living, working, and creating from home. The location is equally special: at the rear, expansive views stretch across the surrounding fields, with the Gulbergen forming a distinctive landmark in the distance. Here, you experience peace, space, and a sense of freedom on a daily basis, while the amenities of Mierlo, Helmond, and Eindhoven are all within easy reach.

The current owner fell in love with this place over forty years ago—and it is easy to understand why. Now, a new chapter begins, offering a unique opportunity for future residents. This property calls for vision, but offers something truly rare in return: the chance to live in a genuinely unique setting, rich in history and experience. A recent structural survey report by Monumentenwacht Vught is available for inspection.

5 ASSETS OF THIS AUTHENTIC FARMHOUSE ON THE EDGE OF THE VILLAGE WITH PANORAMIC GREEN VIEWS

1. Unique combination of living and working
A long-facade farmhouse with a detached outbuilding currently used as a studio and hobby space or garage, along with several additional outbuildings; ideal for living, working, and creating from home. A flexible property that can easily be adapted to your needs.

2. Authentic and full of character
A home rich in history and atmosphere, featuring preserved original elements such as wooden beams, original doors with fittings, and characteristic stable windows.

3. Spacious plot with panoramic views
The 3,910 m² plot consists of park-like grassland with mowed pathways, fruit trees, and outbuildings. At the rear, you can enjoy sweeping views towards the Gulbergen—like looking at a different painting every day.

4. Rural living with amenities nearby
Located in the green, protected hamlet of ’t Broek, with the centers of Mierlo and Brandevoort (Helmond) nearby, and Eindhoven easily accessible.

5. Living with vision and potential
A rare opportunity to transform a listed municipal monument with character and space entirely according to your own vision and bring it up to modern standards.

HISTORY AND CHARACTER
This distinctive farmhouse is a listed Brabant long-fronted farmhouse with a rich history. The property was constructed in 1874 as an agricultural homestead, characteristic of the Brabant countryside where living quarters, stables and storage were traditionally combined beneath one continuous roof. The farmhouse forms part of the historic development of the hamlet of ’t Broek, an area long defined by small-scale farming, ribbon development and a strong landscape cohesion.

Over the years, the farmhouse has been carefully transformed into a residence, with its original character meticulously preserved. The house is built in hand-moulded brick and features characteristic details such as timber doors, small ‘spider-head’ windows and circular windows in the side façade. The property is crowned by a partly thatched gable roof with traditional Dutch clay tiles along the lower sections. Authentic elements remain throughout the interior, including the original timber trusses.

The property is designated as a municipal monument due to its well-preserved detailing, authentic architectural style and its cultural-historical and typological significance as an example of a traditional long-fronted farmhouse. In addition, it is situated within the protected village conservation area of ’t Broek, which has been recognised since 1972 for its distinctive historic structure and buildings. This unique combination of history, character and setting makes it an exceptional and atmospheric residence with a strong connection to the agricultural heritage of Mierlo.

SUSTAINABILITY
The property has a more traditional energy performance and holds an energy label E. This means that insulation and installations are largely based on older standards. For example, insulation of the walls and floors is limited, and part of the glazing is outdated. The home is heated by a high-efficiency (HR) gas-fired combi boiler. Ventilation takes place through natural airflow via windows and vents, in keeping with the building’s original character.

At the same time, this property offers attractive opportunities for further sustainability improvements. With targeted upgrades, such as enhancing insulation and installing modern systems, both living comfort and energy performance can be significantly improved.

FRONT HOUSE
In practice, the front section of the house is accessed via the driveway on the left-hand side of the property, leading through the rear garden to the kitchen-living room with wood-burning stove. Here, the atmosphere and character of this long-facade farmhouse are immediately apparent. Authentic elements are abundantly present: from wooden doors with original iron fittings—typical of the building period, with slightly lower head clearance—to plaster-on-reed ceilings and robust timber structures, all contributing to a warm and time-honoured ambiance.

The kitchen-living room forms the heart of the front house and connects to the working kitchen through a distinctive trapezoid-shaped opening. The tiled floor, original beams, and the inviting fireplace with mantelpiece enhance the cosy and welcoming atmosphere. From this living space, you enjoy open views over the rear garden and the surrounding countryside, where sunsets provide a daily spectacle. The kitchen-living room also offers access to a practical cellar with natural daylight, as well as, via a few steps up, to the slightly elevated sitting room.

Adjacent to the kitchen-living room is the entrance hall. From here, you reach the (bed)room at the front—traditionally known as the “goeikamer”—featuring a built-in wardrobe. The hall also provides access to a toilet and a simple bathroom with shower and washbasin. Additionally, there is a practical utility area with space for laundry appliances, located in the scullery next to the kitchen.

LIVING AREA AND FIRST FLOOR
Adjoining the front section of the farmhouse is the former stable area, now arranged as a living space. Here you will find a charming and spacious living/dining room featuring a tiled floor, a mezzanine reaching up to the roof ridge, and exposed wooden beams. The characteristic stable windows provide pleasant natural light, while the wood-burning stove adds warmth and atmosphere. The height, layout and authentic elements give this space both character and potential.

The upper floor is accessed via a fixed staircase and offers ample possibilities. The landing leads to two bedrooms, several storage areas, a technical room with central heating boiler, and a compact shower room with washbasin. A versatile floor that can easily be adapted to suit your personal requirements.

OUTBUILDING / STUDIO AND HOBBY ROOM OR GARAGE
Set diagonally behind the farmhouse is a detached outbuilding (former barn), which was completely rebuilt in 1999. This versatile building is currently used as a studio by the present owner—a violinist, writer, painter, and furniture maker—and upon entering, it is immediately clear why: an inspiring, an inspiring, light-filled space where one can work in complete tranquillity.

The outbuilding is fully insulated and equipped with electricity, a toilet, and a wood-burning stove. The studio itself is an open and bright space with a distinctive character, complemented by a spacious open mezzanine level featuring a fireplace. From here, you can enjoy panoramic views over the surrounding countryside.
At the front of the outbuilding, there is a separate workshop or hobby room with a garden door and double doors to the outside, making this space equally suitable for use as a garage.

GARDEN AND OUTDOOR LIVING
The garden—approximately 85 metres deep and 42 metres wide—forms part of a generous plot of around 3,910 m² and truly defines the unique character of this property. Rather than a traditional garden, it is better described as park-like grassland with mown pathways, where nature, space, and a sense of freedom take centre stage. This not only creates a highly atmospheric setting but also makes it particularly suitable for keeping small livestock or animals.

TThe garden is a mature, beautifully landscaped green setting with a rich variety of planting and characterful fruit trees, including roses, medlar, Goudrenet apple, pear, walnut and cherry. Particularly noteworthy are the two very old “Mierlose Zwarten” — rare, authentic cherry trees regarded as a source of pride in Mierlo, lending the garden a unique and historic character.

Scattered across the grounds are several outbuildings, including an inviting outdoor room with a fireplace and a horse stable, enhancing the versatility and rural charm of the property. The garden offers ample privacy and space for a variety of uses, such as a kitchen garden, multiple sun and shaded terraces, or the addition of further amenities entirely to one’s own preference.

At the rear, the plot is framed by a row of tall, mature deciduous trees, providing a beautiful green backdrop to the landscape. The panoramic views stretch out across the surrounding fields, with the Gulbergen forming a distinctive landmark in the distance. Here, it feels as though you are looking at a different painting every day—a view that continuously evolves with the seasons, the light, and the sky.

To the left of the farmhouse, the driveway provides access to the garden and the outbuilding/garage. There is also more than ample space for parking multiple cars, motorhomes, caravans, or similar.

LOCATION: CLOSE TO THE VILLAGE AND NATURE
Broekstraat 59 is situated in a quiet, green setting on the northeastern side of Mierlo. The street is characterised by a mix of detached homes and charming, characterful farmhouses, creating a varied and authentic streetscape with a strong sense of space, greenery, and rural living.

The property forms part of the historic hamlet of ’t Broek, an area with a rich heritage dating back centuries and now designated as a protected village conservation area. The presence of long-facade farmhouses from the period 1870–1910 gives this part of Mierlo a distinctive and largely unspoilt rural atmosphere that is still clearly tangible today.

Here, you live on a generous plot, surrounded by nature and tranquillity, with open countryside and walking routes right on your doorstep. At the same time, amenities are surprisingly close: both the centre of Mierlo and Helmond Brandevoort are within easy cycling distance (approximately 2 kilometres), offering a full range of shops, restaurants, and daily conveniences. This location perfectly combines the best of both worlds—peaceful rural living with everything within easy reach.

MIERLO AND SURROUNDINGS

Fully bespoke and generously proportioned, this bright kitchen features a large island with ceramic worktop and rounded edges, finished in high-gloss grey combined with wood veneer for a warm, contemporary feel.

High-end Miele appliances—including two combi (steam) ovens, a large refrigerator, induction hob with integrated extraction, Quooker all-in-one taps (boiling, chilled, and sparkling water), and a sink with food waste disposer—are complemented by ample storage, making the kitchen both luxurious and highly practical. The adjoining dining area overlooking the rear garden and the dedicated coffee corner make this the ultimate gathering place—from breakfast and homework to drinks and long dinners with family and friends.

Adjacent are a pleasant playroom (also ideal as a bright reading nook) and a spacious home office with bespoke desk and cabinetry, suitable for multiple workstations. Thanks to glass sliding doors, these spaces can be flexibly arranged.

In the second rear hallway, with direct access to the double carport and garden, you’ll find a practical yet luxurious utility room with countertop, large fridge and freezer, and extensive cabinetry—ideal for neatly storing sports gear, shoes, and supplies.

BEDROOMS & BATHROOMS

The first floor accommodates the generous master bedroom, three comfortable children’s bedrooms, two luxury bathrooms, and a separate toilet. The high ceilings with wooden beams create a warm, atmospheric feel. This combination makes the villa truly special: modern and luxurious, yet with subtle country charm. Want to sleep in on weekends? With one touch of a button, the screens close to create peace and privacy.

The bathrooms—including one ensuite to the master bedroom—are stylishly finished with unique tiling, luxury sanitaryware, and a freestanding bathtub. Every day feels like a hotel experience. There is also a spacious walk-in wardrobe, perfect for all your clothes and shoes.

This floor also features a beautifully executed laundry room with bespoke cabinetry for appliances, a sink, and ample workspace and storage—everything conveniently organised on one level, finished to the same high standard as the rest of the villa.

A pull-down ladder leads to the attic storage level on the second floor, providing additional space and housing the heat-recovery systems.

BASEMENT

The basement spans the entire footprint of the villa and forms a fully fledged living level with three generous rooms, currently arranged as an entertainment/cinema room, sports and hobby space, and an additional fifth bedroom with third bathroom. This entire level is finished to the same high standard as the rest of the home, including underfloor heating, designer wallpaper, and atmospheric lighting.

It’s an exceptionally versatile space for the whole family: a dedicated area for children to play and relax, equally suitable for adults—think parties, hobbies, working from home, or comfortable guest accommodation. The technical installations are also located here, neatly and practically organised.

EXPANSIVE GREEN GARDEN

The beautifully landscaped surrounding garden is mature, lush, and thoughtfully designed with beech hedges, ornamental grasses, and richly flowering borders that bring colour and atmosphere in spring and summer. Children can play endlessly on the large lawn with playground equipment and trampoline, while you relax on the terrace with a coffee, enjoying space and views of the surrounding nature.

Thanks to the full irrigation system (groundwater well with iron-removal installation) and robotic lawn mower, the greenery stays effortlessly in top condition. The 55 solar panels are discreetly positioned at the rear of the garden, subtly screened by planting. Dreaming of a swimming pool with pool house? Good to know: preparations were already made during construction.

MULTIFUNCTIONAL OUTBUILDING, GARAGE & PARKING

Next to the villa is a multifunctional outbuilding/garage, executed in the same style and with the same high-quality materials and finishes as the main house. The ground floor measures approximately 103 m² and offers exceptional flexibility.

At the front are two electric roller doors; at the rear, a separate electric door ensures optimal accessibility. The garage accommodates around four cars and is complemented by a spacious driveway and double carport. Electric driving has also been considered, with three charging points in total—one inside the garage and two outside.

The outbuilding also features a large loft level, ideal for storage or hobbies. With underfloor heating already installed, this building is also perfectly suited for alternative uses such as a guest residence, studio, or home practice.

This is exactly what we wanted when designing this living space. I love sitting in the sunny corner at the front, or relaxing on the sofa with views across the garden, all while staying connected with family in the home.”

The residents will especially miss the ground floor.
“And the spaciousness. Every room is generous, and everyone has their own private spot – a huge plus when raising children.”

GROUND FLOOR – KITCHEN & UTILITY ROOM

Luxury. Modern. Timeless. Practical. These words best describe the custom-designed kitchen. Add in the fantastic garden view, and cooking here feels like a celebration every day.

The kitchen consists of two parts: the cooking area with induction hob and ‘BORA downdraft system,’ integrated into a mid-century natural stone countertop, and… a phenomenal garden view.

“With a view like this, I never complain while cooking,” says the lady of the house, laughing.

Family and guests often gather at the bar to chat and snack while someone cooks.

Opposite, a wall with built-in appliances, a coffee corner, and ample storage space makes the kitchen not just stylish, but also practical. The adjacent utility room – fitted with floor-to-ceiling bespoke cabinetry – maximizes storage and gives access to the garage, where the heat pump is located.

GROUND FLOOR – BEDROOM & BATHROOM

The spacious bedroom and bathroom on the ground floor make this villa suitable for all life stages. This space is equally ideal as a relaxation room or guest suite. The luxurious bathroom features a walk-in shower, floating toilet, and washbasin, in the same neutral tones as the rest of the home.

GROUND FLOOR – HOME OFFICE

Beyond the kitchen, behind the ten-meter glass wall, lies a quiet home office. A perfect spot to work or study in peace while enjoying the garden views. It could also serve as a hobby room, playroom, or extra guest room – the possibilities are endless.

FIRST FLOOR – BEDROOMS & SECOND BATHROOM

The bespoke staircase in the hallway leads to the first floor, where the light increases with every step.

This floor underwent the most extensive transformation during the renovation. The entire roof was replaced, the layout redesigned, and wide dormers installed, creating over 30 m² of additional space and flooding the floor with daylight.

Now the first floor features three large bedrooms, a laundry room, and a second spacious bathroom. Underfloor heating and cooling add year-round comfort. Each room has its own character, with rear-facing rooms enjoying views of the garden.

Bathroom two, in the same style as the ground-floor bathroom, is spacious and luxurious, with a walk-in rain shower, freestanding bathtub, double washbasins, and a third floating toilet.

GARDEN & OUTDOOR SPACE

Step outside through the sliding doors and enjoy the green oasis. The enclosed southwest-facing garden is beautifully landscaped with a mix of mature planting, grassy lawn, and several terraces for sun or shade.

“We deliberately created multiple seating areas so we can choose sun or shade, or enjoy the covered terrace by the house, which is perfect even on cooler evenings.”

The lawn makes the garden low-maintenance and child-friendly, offering a safe outdoor play area.

LOCATION & SURROUNDINGS

Only local traffic passes along Gerrit den Braberlaan, making it a quiet street where birdsong and neighborly chats are common. Situated in the sought-after Acht neighborhood, this villa offers a tranquil, green setting.

The front overlooks a beautifully landscaped garden and other elegant homes, while the rear offers full privacy in the enclosed backyard.

Nearby are nature reserves, sports, and recreational opportunities, including Philips de Jonghpark, De Wielewaal estate, and the Philips Fruittuin farm shop. The International School and PSV Campus are close by, combining tranquility with activity. Amenities are plentiful, and the nearest motorway is just five minutes away.
