Huize De Linde is unmistakably located at the leafy Sint Josephplein. The charming 1930s architecture captures the imagination with its deep eaves, beautiful craftsmanship in cross-bond brickwork, stylish windows, and playful facades.

Originally the residence of the headmaster of the adjacent primary school, this detached villa is now a well-maintained and cozy family home that combines the nostalgic atmosphere of the past with the contemporary comforts of today.

SUSTAINABILITY

A final energy label C has recently been issued. In 2024, 18 solar panels (455 Wp per panel) were installed at the rear, and the electrical panel was simultaneously updated. The expected output of the solar panels is approximately 6800 kWh per year. A new Nefit HR combi boiler was also recently installed in the utility room/storage area. The natural stone floors in the living and dining rooms, kitchen, and office are equipped with underfloor heating, which can optionally be combined with a heat pump.

LAYOUT

The villa’s facades are built in a cross-bond pattern (alternating one header and two stretchers, with headers aligning every other layer, forming a ‘chain’). The decorative brickwork and window distribution with mullions and shutters are also typical of the 1930s style. Inside the villa, authentic elements have been preserved or renewed in period style, including stained glass windows, a Marian niche, fireplaces, ceiling moldings and beams, and cloister doors.

GROUND FLOOR

The bright entrance hall provides access to the dining kitchen, living room, guest toilet, cloakroom, and the original staircase. There is a balcony ceiling and wainscoting throughout.

The deep living and dining room retains the original ensuite layout, beautiful fireplace, and stucco ceilings with decorative elements. The stained glass sliding doors are combined with built-in china cabinets with matching doors as in the dining kitchen. There are French doors opening to the canopy.

The cozy and bright dining kitchen with a large built-in pantry overlooks the green backyard. It features a U-shaped layout with Belgian bluestone countertops, AEG induction hob (2022) with extractor hood, refrigerator (2022), dishwasher, and combination microwave/oven. A fixed staircase leads down to a provision cellar with a constant indoor climate, ideal for storage or as a wine cellar. The kitchen also gives access to the large extension in the right wing of the house.

GROUND FLOOR EXTENSION

Currently, the right wing is used as an office. The hallway with an exterior door opens onto the right side façade, adjacent to the driveway. There is a loft ladder to the attic with a window. At the rear of the extension is the laundry and utility room with storage closet, sink, and connections for washing equipment. Adjacent is the (bicycle) storage/utility room with the Nefit HR combi boiler (2024) and door to the garden.

This wing is also ideal as a studio for a live-in family member or as an office/practice/business space with its own entrance and toilet. The existing toilet can easily be expanded into a second bathroom.

FIRST FLOOR

The spacious landing with wainscoting and stained glass windows leads to three large bedrooms and the renovated bathroom.

The master bedroom has its own balcony with a brick balustrade facing the green square at the front, with semicircular French doors. The open wardrobe area with dormer window has a practical wardrobe wall with plenty of storage space. The other two bedrooms are spacious and bright, both with a sink and large built-in closet.

The bright bathroom was luxuriously renovated in 2019, retaining the original and distinctive window strip in the front and side façade. It is fully equipped with a washbasin cabinet and stone washbasin, third toilet, and spacious walk-in shower with rain shower. There is a towel radiator and natural ventilation.

SECOND FLOOR

A staircase leads to the landing on the top floor with the authentic roof structure. There is ample storage space in the roof slope as well as behind the roof hatch. Here is a generous fourth bedroom with a dormer window. This is also the technical room for the second Nefit HR combi boiler (2015) for hot water for the bathroom.

OUTDOOR SPACE WITH CANOPY, GARDEN, AND TERRACE

The spacious driveway offers plenty of parking space. The linden tree near the car charger was planted during the construction in the 1930s, after which Huize De Linde is named.

The sheltered front and side garden facing west and south offer privacy and plenty of shade from stately trees and shrubs. The backyard has borders, paved paths, a mature Japanese maple, lawn, and a rustic pond with fish. The rear boundary can be designed to your liking in consultation with the neighboring residents.

The beautiful canopy at the double French doors from the living room features a skylight, lighting, electrical and TV connections, with space for an outdoor fireplace and kitchen.

LOCATION AND VIEW

The monumental villa is well accompanied by other municipal monuments: the adjacent St. Cornelius School and the opposite St. Joseph Church. The picturesque village square itself, with its majestic linden trees, is about to be designated as a protected village view. Combined with the mature side and rear garden, the view is green and tranquil, with plenty of privacy.

VENHORST AND SURROUNDINGS

Venhorst is part of the North Brabant municipality of Boekel and has been a Peel reclamation village since 1932. This history is still visible, including during the Reclamation Area bike route, the nature park De Perekker, and the landscape park Voskuilenheuvel. The small village has numerous own amenities and a rich community life.

Nearby are Boekel and Gemert, as well as the larger municipalities of Veghel and Uden, while major cities like Helmond, Eindhoven, and ’s-Hertogenbosch are easily reachable within thirty to forty minutes by car.
