Building-related outdoor space (covered entrance, garden canopy, balcony): approximately 19 m²

LAYOUT
The villa’s facades are built in a cross-bond pattern (alternating one header and two stretchers, with headers aligning every other layer, forming a ‘chain’). The decorative brickwork and window distribution with mullions and shutters are also typical of the 1930s style. Inside the villa, authentic elements have been preserved or renewed in period style, including stained glass windows, a Marian niche, fireplaces, ceiling moldings and beams, and cloister doors.
GROUND FLOOR
The bright entrance hall provides access to the dining kitchen, living room, guest toilet, cloakroom, and the original staircase. There is a balcony ceiling and wainscoting throughout.
The deep living and dining room retains the original ensuite layout, beautiful fireplace, and stucco ceilings with decorative elements. The stained glass sliding doors are combined with built-in china cabinets with matching doors as in the dining kitchen. There are French doors opening to the canopy.
The cozy and bright dining kitchen with a large built-in pantry overlooks the green backyard. It features a U-shaped layout with Belgian bluestone countertops, AEG induction hob (2022) with extractor hood, refrigerator (2022), dishwasher, and combination microwave/oven. A fixed staircase leads down to a provision cellar with a constant indoor climate, ideal for storage or as a wine cellar. The kitchen also gives access to the large extension in the right wing of the house.
GROUND FLOOR EXTENSION
Currently, the right wing is used as an office. The hallway with an exterior door opens onto the right side façade, adjacent to the driveway. There is a loft ladder to the attic with a window. At the rear of the extension is the laundry and utility room with storage closet, sink, and connections for washing equipment. Adjacent is the (bicycle) storage/utility room with the Nefit HR combi boiler (2024) and door to the garden.
This wing is also ideal as a studio for a live-in family member or as an office/practice/business space with its own entrance and toilet. The existing toilet can easily be expanded into a second bathroom.
FIRST FLOOR
The spacious landing with wainscoting and stained glass windows leads to three large bedrooms and the renovated bathroom.
The master bedroom has its own balcony with a brick balustrade facing the green square at the front, with semicircular French doors. The open wardrobe area with dormer window has a practical wardrobe wall with plenty of storage space. The other two bedrooms are spacious and bright, both with a sink and large built-in closet.
The bright bathroom was luxuriously renovated in 2019, retaining the original and distinctive window strip in the front and side façade. It is fully equipped with a washbasin cabinet and stone washbasin, third toilet, and spacious walk-in shower with rain shower. There is a towel radiator and natural ventilation.
SECOND FLOOR
A staircase leads to the landing on the top floor with the authentic roof structure. There is ample storage space in the roof slope as well as behind the roof hatch. Here is a generous fourth bedroom with a dormer window. This is also the technical room for the second Nefit HR combi boiler (2015) for hot water for the bathroom.
OUTDOOR SPACE WITH CANOPY, GARDEN, AND TERRACE
The spacious driveway offers plenty of parking space. The linden tree near the car charger was planted during the construction in the 1930s, after which Huize De Linde is named.
The sheltered front and side garden facing west and south offer privacy and plenty of shade from stately trees and shrubs. The backyard has borders, paved paths, a mature Japanese maple, lawn, and a rustic pond with fish. The rear boundary can be designed to your liking in consultation with the neighboring residents.
The beautiful canopy at the double French doors from the living room features a skylight, lighting, electrical and TV connections, with space for an outdoor fireplace and kitchen.
LOCATION AND VIEW
The monumental villa is well accompanied by other municipal monuments: the adjacent St. Cornelius School and the opposite St. Joseph Church. The picturesque village square itself, with its majestic linden trees, is about to be designated as a protected village view. Combined with the mature side and rear garden, the view is green and tranquil, with plenty of privacy.
VENHORST AND SURROUNDINGS
Venhorst is part of the North Brabant municipality of Boekel and has been a Peel reclamation village since 1932. This history is still visible, including during the Reclamation Area bike route, the nature park De Perekker, and the landscape park Voskuilenheuvel. Actually, this large farmhouse on this gigantic plot deserves the predicate 'estate'. The entire complex has a (double) residential destination.
In 2010-2011, this approximately 36-meter long Brabantian long facade farmhouse - the ancestral home of the lady of the house - was completely rebuilt except for a few walls, including the foundation. While preserving the layout, original materials, door and window shapes, and masonry techniques, as shown by the beautiful 'mouse tooth' patterns in the facades. Skilled craftsmen used original materials from another authentic farmhouse for this purpose. However, glass facades and Velux skylights have been incorporated, seamlessly integrated into the newly laid thatched roof, which provides extra daylight and eye-level views everywhere. All doors and (stable) windows have the original sizes and functions.
The design and construction were done in consultation with the Brabant Landscape, to preserve all original style and landscape elements. Interior and layout were realized under the guidance of BNI interior architect Doret Schulkes. The entire long facade farmhouse is prepared for dual occupancy, with double partition doors, separate central heating boilers, and vacuum systems.
Outbuilding 1 has been completely renovated, and outbuilding 2 has been newly built. The entire property has been operated for many years as the highly luxurious and well-known B&B Leendershoeve with four suites on the left side of the farmhouse.
What will the owners miss? "Certainly the sunsets from the terrace here; every day so incredibly beautiful and a different 'painter' every evening.
SUSTAINABILITY
The farmhouse has an energy label A (until 06-07-2032). The 48 high-efficiency solar panels on the outbuilding (double garage) provide nearly all of the electricity consumption.
During construction, the entire roof was renewed, including the baked roof tiles and the thatched roof (which was reshaved at the beginning of 2022). By applying wooden roof battens on the inside, on the 14 cm thick roof insulation, the rafters could be installed at the correct (eye) height and concealed for the added Velux skylights. Acoustic ceilings have been applied in the living area (living room and living kitchen) of the main residence.
Considerable attention has also been paid to the floors. On the oak ceilings in the guest accommodation or residence 2, there are double insulation layers on the floors, then planks and then the flooring.
All pipes, inlets, and outlets are concealed behind lockable shutters in the sloping roof in the rear facade.
Both on the ground floor in the living room and on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors.
5 ASSETS QUALITIES OF THIS SPECIAL DOMAIN, IN THE RURAL AREA OF ASTEN-HEUSDEN

2. Space, space, space
An ensemble of large size, both outside on the immense plot of over 1.7 hectares and inside the 36-meter-long facade farmhouse with a volume of around 1,650 m³ and approximately 450 m² of living space, combined with two spacious outbuildings and panoramic views over the meadows with shrubbery.
3. Plenty of possibilities
Built with the best authentic building materials in collaboration with Brabant Landscape and interior architect Doret Schulkes; particularly suitable for dual occupancy for resident family members or otherwise, but also for B&B or keeping bees, chickens, and goats, for horse and car enthusiasts.
4. Freedom and privacy
Exceptionally fantastic and free living in a friendly neighborhood with optimal privacy and with a spacious and peaceful feeling.
5. Location
Located on the edge of the village, rural and green living in the Brabant Peel and yet a short distance from the main road A67 and N279 to Helmond and Roermond; about 25 minutes by car from Eindhoven and within cycling distance of daily amenities and (primary) schools.
MAIN RESIDENCE GROUND FLOOR - LIVING AREA
A footpath between the tall beech hedges around the front garden leads to the front door. Behind it is the spacious, bright entrance hall with the meter cupboard and the central heating room for the main residence.
From the entrance hall, double, black steel doors lead to the spacious living room with acoustic ceiling and oak beams. The beautiful tiled floor is seamlessly laid throughout. Both the front and rear facades have multiple large windows, so daylight comes from two sides. Beyond the gas fireplace, the living room extends to the wide custom-made cupboard wall where the loft provides a beautiful view of both floors, the floating bridge with glass balustrade, and the timber masonry.
In the semi-professional living kitchen, there is a huge cooking island annex breakfast bar with the flat stainless steel extractor hood above and the see-through tunnel gas fireplace to the spacious dining room on the side. The composite worktop integrates the 1.5 stainless steel sink with Quooker tap and the Miele induction hob with four zones and separate gas wok burner. The sleek cupboard wall behind the island is equipped with a Miele combi oven, Miele steam oven, many drawers, extra-large Miele dishwasher, large Miele refrigerator with vegetable and fruit zone, and an extra composite worktop.
Both the living room and the kitchen are finished with acoustic plaster ceilings combined with oak wooden structural beams. The ceiling finish of the other spaces in the farmhouse is provided with oak wooden beam ceilings.
Adjacent to the living kitchen, there are two passages to the particularly light and atmospheric dining room. In the front facade, there is a double room-high window; in the rear facade, there is a beautiful and panoramic view through the glass facade with door to the rear plot and the mature garden, each season exceptionally beautiful!
MAIN RESIDENCE GROUND FLOOR - WORK AREA
To the right in the entrance hall is the door to the study with the raised part over the full depth of the farmhouse. This room with raised section is currently used as an office, with large windows in the front and side facade for plenty of daylight. Around the window in the front facade, a beautiful custom-made cupboard wall with window-sill niche has been made to measure.
This study also provides access to the adjacent open study space currently used as a gym. In addition to a bookshelf, this room is characterized by an authentic, large fireplace with an original cast iron tile stove - this used to be the kitchen - and a naturally sound-absorbing beam ceiling.
In the corner are two doors; one to the stairs to the raised area in the study and one to the hatch with descending stairs to the basement with light well, central vacuum system connection point, shared underfloor heating unit, and plenty of storage space.
MAIN RESIDENCE FIRST FLOOR
Also on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors.
Beyond these doors is the beautiful loft with floating landing bridge with glass balustrade and a skylight on both sides for optimal daylight. Here, the beautiful building materials and construction of the farmhouse are clearly visible.
The loft is again closed with a door. This opens into the large and light bedroom 5 with three Velux skylights. Special: in this spacious bedroom, next to the door, there is a special stained glass window from 1954.
The next door leads to a compact landing at the stairs to the ground floor. Past the large household and linen cupboard with central vacuum system connection, is the parental suite, which can safely be called spacious, consisting of master bedroom 6, bathroom 5, and a dressing room with Velux skylight.
The luxurious and light bathroom 5 has plenty of cupboard space, two sinks with worktop and wall unit, a large walk-in shower with rain shower and partly frosted glass panel, a towel radiator, a separate, floating toilet, a Velux skylight on both sides, and parallel to the traditionally brick chimney breast, the semi-freestanding designer bathtub.
This bedroom 6 in the parental suite is accessible through the blind sliding door in the private bathroom. The Velux skylights on both sides are equipped with insect screens and blackout window coverings for undisturbed sleep.
GROUND FLOOR GUEST ACCOMMODATION
The left part of the farmhouse used to be a well-running B&B. Via the left driveway with a metal gate, there's a 2nd entrance through the backyard and terrace with pergola, leading to a living area annex kitchen with a natural oak ceiling and wood-look tile floor. There's an eight-person dining area, and under the fixed staircase, a custom-made kitchenette with sink and refrigerator is installed.
Next to it is the large bedroom 1 with its own bathroom 1, forming a (guest) suite together. In the spacious bedroom overlooking the terrace and backyard, the original oak beam laid in 1874 can be seen, continuing into bedroom 2 at the front. Bathroom 1 features a walk-in shower with glass door, towel radiator, wall-hung toilet, and sink.
Also accessible from the living area with kitchen is bedroom 2, also with its own bathroom 2 with pocket sliding door, automatic lighting, walk-in shower with glass door, wall-hung toilet, towel radiator, and sink. Bedroom 2 overlooks the hydrangeas and beech hedge in the front garden.
FIRST FLOOR GUEST ACCOMMODATION
The staircase from the living area with kitchenette leads to the spacious, bright landing with Velux skylight and custom-made drawer cabinets. Right by the stairs is a large and practical utility and linen closet where the central vacuum cleaner hose is stored.
To the right is the spacious bedroom 3 with two large Velux skylights with blackout window coverings and insect screens. This room utilizes bathroom 3, just past the stairs on the landing, with a large walk-in shower, sink, towel radiator, wall-hung toilet, and Velux skylight.
Beyond bathroom 4 on the landing is the fireproof door to the next landing. Here too, there is plenty of daylight, thanks to the Velux skylight at the front, above the drawer cabinets.
Adjacent to this spacious landing is the 4th spacious guest suite: bedroom 4 with its own access to bathroom 4. This bedroom is also beautifully finished with oak wood. Bathroom 4 has a large walk-in shower, wall-hung toilet, and sink. Beyond this suite, further along the landing, is a double, lockable door to the floor of the main residence.
OUTBUILDING 1: DOUBLE GARAGE AND PARKING FACILITIES
The former barn on the right of the plot has been completely renovated into this spacious outbuilding 1 with a rural appearance. There is a separate central heating combi boiler as well as a separate meter cupboard. The entire building is optimally insulated with floor, wall, and roof insulation, and there is underfloor heating. It currently has two garages, a workshop/bicycle storage, a toilet, a shower, and an indoor outdoor kitchen under a covered terrace. The spaces are multifunctional and can be renovated and utilized according to your own wishes, for example, as (double) horse stables and/or a pool house. With simple modifications, a fully-fledged holiday or caregiver apartment can also be created in the outbuilding. The current use as a hobby or classic car garage is of course also possible!
Both garages are located behind it. The largest garage, with an automatic garage door and vintage sink, is located in the middle of the outbuilding. A separate shower and toilet have been installed in this garage for multifunctional use. The doors here have also been preserved in their original style and location.
OUTBUILDING 2: OFFICE/MEETING ROOM AND CARPORT
The original detached garage and bicycle shed on the left side of the plot were transformed into this spacious and multifunctional outbuilding with the same rural appearance in 2015. Outbuilding 2 now has an office/meeting room and a large carport of approximately 20 square meters. There are several power outlets for charging electric bikes and cars. The folding garage doors have been retained and can be used again for car storage if desired.
LOCATION AND VIEW
The farmhouse, located in the rural area of Heusden, offers one hundred percent privacy and green views all around. In the immediate vicinity, there are numerous farmhouses, as well as the small family campsite De Peel and various agricultural businesses.

The double aluminum front doors with engraved wheat motif in the double decorative glass provide access to the high entrance hall with vide. In this hall are the meter cupboard and the doors to the parental suite and the living room. Both the hall, kitchen, and living room have a marble floor with underfloor heating.
To the right in the hall is the parental suite. This consists of a spacious bedroom 1, overlooking the front garden, a separate toilet, and adjoining luxury bathroom 1. The bedroom has two large windows with blackout shutters and a built-in wardrobe. The bathroom has a recently renovated vanity unit with two sinks and a wide mirror, a semi-circular shower cubicle with side sprays, and a double corner bath with massage jets and waterfall tap. The whole is equipped with mechanical ventilation and a towel radiator.
Classic, double wooden doors with engraved decorative glass lead to the grand living room. Towards the kitchen, there is plenty of space for a large dining table, next to the floor-to-ceiling windows at the rear. Next to it is the wide sliding door to the covered terrace and the back garden.
The living room itself has a spacious and remarkably bright sitting area thanks to three ceiling-high windows with curtain pelmets behind the decorative moldings. The cast iron wood stove provides cozy evenings with pleasant radiant heat. The fireplace, the pillars on either side, and next to the passage to the conservatory, are finished with beautiful mother-of-pearl paint for a light and classic style that seamlessly matches the marble floor and the ceiling moldings.
At the generous dining area in the living room, there is the door to the kitchen. The L-shaped layout is executed in a light and classic style with a composite worktop, Italian subway tiles, and a double sink. The cream tones of the kitchen cabinets are reflected in the entire SMEG equipment. All equipment has been renewed from this leading lifestyle brand: induction hob with large grill oven, warming drawer, and retractable extraction, dishwasher and combi oven, refrigerator, freezer, and even the mixer tap. The kitchen has its own door to the covered, semi-circular terrace outside and the door to the portal with the entrance area at the back.
Through the portal with generous guest toilet and washbasin, there is access to the former indoor garage that has been converted into a cozy TV/play/game room. This spacious room has its own entrance in the side facade of the villa. The floor is covered with oak wooden floorboards, and there is a gas fireplace with mantelpiece. The side wall is equipped with a custom-made bookcase with shelves.
FIRST FLOOR
Through the open oak staircase with vide and balustrade in the entrance hall, the landing is accessible with access to three spacious bedrooms and the second luxurious bathroom.
Bedroom 2 is spacious, measuring over forty square meters. The room features air conditioning, three dormer windows, and a sliding door to its own balcony with balustrade and Bankirai flooring, which offers a beautiful view over the gardens at the rear facing west.
Bathroom 2 is also equipped with a dormer window. The interior includes a bathtub with hand shower and thermostatic mixer tap, a shower cabin with thermostatic mixer tap, two washbasins with mirrored cabinet, and a floating toilet. There is underfloor heating and a towel radiator.
Originally, Bedroom 3 was a large room of over seventy square meters with three dormer windows. The space is now practically divided into a laundry and wardrobe room with shelves, coat racks, and connections for laundry appliances on one side, and a chill-out room on the other.
A clever mirror-sliding wall leads to the second part, now a warm and relaxed library and reading room, with a wooden panel floor, large sanded leather corner bed sofa, and plenty of storage space in the custom-made wooden shelving unit made of sanded and stained scaffold wood. If desired, this spacious room can be turned into a studio apartment, including a kitchenette.
Bedroom 4 is located at the front and has two dormer windows. In this room, there is a hatch with a loft ladder to the walkable attic with standing height.
BASEMENT
Through the TV room and the fixed descending wooden staircase with carpet runner, the basement is accessible. This basement floor is entirely dedicated to relaxation and coziness: the place for family gatherings, children and their friends, parties, and events.
The staircase leads to the first room. Inside, an authentic Mini Cooper has been converted into a gaming desk and office with a desk, there is storage space under the hood and behind the trunk lid.
The large entertainment and relaxation room adjoining in an L-shape offers numerous possibilities. The space is entirely furnished in a '50s-style, with dining furniture and checkered floor covering. In addition to the pool table, the room has seating areas and a CD jukebox; everything is available for many cozy evenings.
The wine and tasting cellar in Mediterranean style has a bar cabinet, wall cabinets, and fixed Spanish terracotta wine racks. The beautiful wall paintings of Mediterranean landscapes are from the same skilled hand as in the swimming pool.
SURROUNDING GARDENS AND OUTDOOR SPACE
The double electric wrought iron gates on Molenstraat open to the beautiful and illuminated driveway paved with decorative bricks. Through the trees, the magnificent large pond with fountain can already be seen, surrounded by planting. The driveway leads to a large courtyard with plenty of parking and play space. This courtyard provides access to the annex or business hall and the paved paths to the front door, side door, and back door.
The mature front, back, and side gardens are beautifully landscaped by design. Due to a special mix of plants, shrubs, and trees, this green domain is equally beautiful in all four seasons. The sightlines from various angles combined with the landmark trees all around and the mature hedges, lawns, and ponds make this garden a feast for the eyes and more than delightful to spend time in. This is also the opinion of the numerous birds and squirrels that like to nest and live there.
The backyard faces southwest. It is enclosed with natural hedges and trees that provide 100% privacy. All paving is a beautiful combination of large tiles and bricks.
Next to the living room and kitchen is a large, semi-circular, and covered terrace. Next to it is the large pond with a round wooden terrace in the clear, healthy water where many koi and sturgeon swim gracefully. Beyond the majestic pine trees, this pond and the large water feature in the front garden are connected.
A beautiful footbridge has been made from felled trees from the estate, to easily access the filter and pump installations of the ponds.
In addition, flanked by palm and olive trees, is an outdoor kitchen with a sink. This is a semi-open outdoor space with its roof and stable windows, where it's wonderful to cook, lounge, and dine, with the corten steel barbecue on wood and the smoker.
Behind this building, accessible from the swimming pool building and next to the annex, is another large covered terrace with a jacuzzi: a perfect, sheltered spot for parties and other gatherings. The roof of this terrace was renewed in 2021 and is covered with mature grapevines with sweet grapes. At the edges, opposite the roller door of the annex, many types of berries grow.
Beyond the swimming pool and the covered terrace is a beautiful, Tuscan-inspired garden laid out in a heart shape, complete with a covered sitting area, irrigation, animal-friendly lighting, and walking paths. This beautiful garden of three thousand square meters partly overlooks the surrounding farmland, while privacy is ensured by overgrown fencing and embankments. Next to the Tuscan garden and behind the swimming pool building is a vegetable garden. In addition to the Tuscan garden, there are chestnut, walnut, and various fruit trees, which now belong to the fenced domain of a herd of fallow deer.
SWIMMING POOL BUILDING
Next to the outdoor kitchen is the classic lounge terrace with a water feature for the swimming pool building, which is made from a former greenhouse. After the stately and covered entrance, there is the heated indoor swimming pool, approximately 12 by 5 meters, installed in 2002. It is surrounded by beautiful, handmade wall paintings and faux pillars in a Mediterranean atmosphere.
At the swimming pool, there is a technical room with all swimming pool equipment, a changing room, a separate, extra spacious shower, and a kitchenette.
The fact that the swimming pool building has a pleasant climate with air heating is also evident from the exuberant growth of grapes and mimosa, and the subtropical planting at the light indoor terrace, with numerous large cacti.
MULTIFUNCTIONAL ANNEX / BUSINESS HALL
Located on the right side of the plot and easily accessible via the driveway and courtyard, is the large and multifunctional annex, which was previously used as a business hall with a cold room for the storage and processing of vegetables and fruits. This building has a floor area of approximately 375 square meters. It has recently been painted in the same anthracite color as the villa itself. The floor, roof, masonry cavity walls, and corrugated wall profiles of the annex are fully insulated. The building is equipped with drainage grates, daylight entry, and four high and wide sectional doors. The area on the side and behind is paved to facilitate easy maneuvering with vehicles and equipment.

GROUND FLOOR

This green oasis offers a completely green view all around and, of course, optimal privacy. The landscape architecture showcases all seasons. The flora is diverse; from azalea garden to maple avenue and from pond with fountain to beech trees over a hundred years old. In the park, there is also the private all-weather tennis court and walking paths.
DOUBLE GARAGE BOXES AND STORAGE IN THE BASEMENT
The penthouse also has plenty of space in the secure, underground parking garage of the residence.
There is a private, lockable double garage box with two parking spaces and two charging points for electric cars. Additionally, there are two storage rooms located next to each other that belong to the penthouse. The various storage spaces together offer approximately 55 square meters of storage possibilities.
The parking garage is accessible via the five elevators in the complex. The enclosed and secure basement has a car wash area and heated ramps, ensuring safety 365 days a year. Guests can easily park in several parking spaces in front of the residence.
LOCATION AND VIEW
The residence is known for its excellent location: opposite the beautiful park around the Karpendonkse Plas and just minutes from the center of Eindhoven with its many cultural attractions, shops, and high-quality restaurants. Major roads are also nearby.
The view is green all around, thanks to the surrounding and perfectly maintained park garden.
A limited number of events are possible at the Karpendonkse Plas and the natural swimming pool De IJzeren Man. In addition, Javalaan is hermetically sealed off to outsiders to prevent disturbances.

The current owners designed this detached house together with an architectural draftsman and had it built in 2010. They were ahead of their time, paying great attention to the energy efficiency of the home.
The house is solidly built on piles. During construction, deliberate choices were made for the best materials, such as natural stone elements, handmade bricks, Geberit toilets, and Villeroy & Boch wall and floor tiles. Moreover, attention was paid to details; for example, the windows are finished with cross-bricked lintels.

Currently, the abbey and brewery are being made sustainable, with initiatives such as a biological water purification system, sustainable habits from G-Star RAW, and socially responsible entrepreneurship. The abbey and brewery are actively involved in the community, offering excursions, a tasting room, and a monastery shop.
