Legislative tax change per 01-01-2025
From 1 January 2025, the NHG limit will be raised to €450,000. The current NHG limit in 2024 sits at €435,000. For a mortgage where additional energy-saving features are co-financed, the NHG limit is 6% higher at €477,000. This was still €461,000 in 2024 This increase extends the reach of NHG and ensures that a mortgage with NHG remains accessible to many homebuyers. The commission payable when taking out a mortgage with NHG falls from 0.6% to 0.4% over the mortgage amount in 2025. For a €450,000 mortgage, this means that €1,800 instead of €2,700 will have to be paid in premium to make use of the NHG safety net. That is a saving of €900 gross.
Binding offer
The date of the binding offer is leading for the NHG. If the lender's binding offer was made after 1 January of a given year, the ‘Conditions and Standards’ (and therefore the cost limit and bail commission) of the year of the binding offer apply. This may mean that a new cost limit will apply to a home bought before 1 January 2024, but where the binding offer was issued after 1 January.
